Mostly middle-aged homeowners on comfortable incomes, with a solid layer of social housing and very few people living alone in a rented flat. Seven in ten own their home. About 70% of households in the Abbots Langley area, which includes Bedmond, own their home, according to the 2021 Census, the source for every population figure here. Around 18% rent from a council or housing association and about 10% from a private landlord. Social landlords house more people here than buy-to-let investors do, and that is less common in a parish with prices this high.
The typical resident is about 42, and roughly 24% of people are aged 25 to 44. Those two figures describe a parish of people who are settled into their careers and mortgages more than one of people starting out.

That is a broad spread of education, with graduates and people who left school without exams living on the same streets. With so few students, the young people who go to university mostly leave the parish to do it, and some come back once they can afford the deposit.
Abbots Langley's population is middling: settled, comfortable and mixed in income, without being especially well-off or especially pressured.
