What's the area around Abbey Wood like?

For anyone buying or renting in Abbey Wood.

Abbey Wood has a lot of green space close to home and very little nightlife. Most homes are a short walk from a park. There is water within reach as well. The high street is mostly shops, and you go elsewhere for an evening out.

On average, the nearest green space is about 130 metres from a home in Abbey Wood, and about 28 green spaces lie within a kilometre. Bostall Heath is on the doorstep, and Lesnes Abbey, the ruin the place is named after, has open ground around it. For most residents, a walk in the trees takes less effort than finding somewhere to park.

Open water is about 510 metres from the average home, with around 23 bodies of water within a kilometre. The Thames is north of the station, past Thamesmead, and much of the water nearer home is ponds, lakes and channels.

The National Cycle Network is about 2.1 kilometres away on average, and under 1% of postcodes are close to it. Cycling here mostly means sharing the road.

The business premises tell you what the high street is made of. Across Abbey Wood there are 82 rated shops, two pubs and two restaurants. People here do their shopping locally and go out somewhere else.

The Royal Borough of Greenwich recorded fine-particle pollution of about 9.1 micrograms per cubic metre in 2024, a borough-wide average.

For all the greenery, Abbey Wood is a London suburb. The ruined abbey and the woods are to the south, the Crossness conservation area and its old pumping station are towards the river, and West Heath runs south towards Welling. The Elizabeth line station is in the middle, and most daily life happens around it. There are woods on one side and a sewage pumping station on the other, and Abbey Wood makes the most of both.

Private gardens add about 40,000 square metres of outdoor space for every 1,000 residents across Abbey Wood. For an area of terraces and flats, that is a fair amount of back garden. Lots of homes have their own patch of grass as well as the woods down the road.

The valuation list has 250 business premises in the area, of which 82 are shops, 41 offices and 24 warehouses. These are premises on the valuation list, so some may be empty or used for something else.

Of the 81 food businesses with a hygiene rating, about 72% hold the top score of five and about 3% sit at the bottom. If you eat out locally, most places pass easily, and there aren't many places to choose from.

No area of outstanding natural beauty, site of special scientific interest or ancient woodland overlaps Abbey Wood. For a place with "Wood" in its name, there is no recorded ancient woodland. The green space here is the ordinary kind people use every day, and none of it is officially protected landscape.

The setting is one of Abbey Wood's real strengths: woods, heath and water within a short walk of most front doors, even if the evening options are thin.
