Who lives in Wrecclesham?

For anyone buying or renting in Wrecclesham.

Wrecclesham is lived in by people who finished climbing the property ladder and kept the ladder for the loft. About eight in ten own their home. Around half hold a degree. The typical resident is in their mid-forties. It is where people move for their second house, not their first.

Ownership is the defining fact. About 79% of households own their home, outright or with a mortgage. About 11% rent privately and about 9% rent from a council or housing association. In a village of 3,663 households, that leaves a small rental market and a large number of people who have strong opinions about the planning committee.

The age profile is settled rather than old. Every figure on this page comes from the 2021 census unless stated otherwise, and at that census the typical Wrecclesham resident was 45. About 20% of residents were aged 25 to 44, the age group most likely to be buying a first home or starting a family, which is not a large share for a village with a busy secondary school. The families are here; they just arrived after their first house somewhere cheaper.

Money is comfortable. The Office for National Statistics models typical gross household income, before tax, at about £80,000 for the financial year to March 2023. After tax and housing costs are taken into account, the modelled figure is about £54,600. Those numbers describe that year, not today, but they describe a village where two decent salaries are the norm rather than the exception.

The households are mostly the kind with a car seat in the back. About 28% of households are couples with children, and about 8% are lone parents. About 23% are people living alone, and about 12% of all households are pensioners living alone, who are part of that single-person share rather than a separate group. The mix is families in the middle, with a quieter layer of older residents who stayed after the children left and are in no hurry to downsize.

Education levels are high. About 51% of adults hold a degree or equivalent, while about 9% have no formal qualifications. Only about 2% are full-time students, which fits a village with no university and a secondary school that sends its sixth-formers onwards rather than keeping them. The degree share goes some way to explaining the dinner-party conversation, and the rest is explained by the house prices.

Of Wrecclesham's 9,513 residents, 219 live in communal settings such as care homes rather than private households. That is too few to change how any of the other figures should be read.

The people are one of Wrecclesham's real strengths: settled, well educated, in work and invested in the place, because most of them own a piece of it.
