What do houses cost in Wrecclesham?

For anyone buying or renting in Wrecclesham.

A typical house in Wrecclesham costs about £555,000, and the cheap ones are mostly a rumour. Detached homes go for about £830,000. Hardly any flats change hands. Most homes sit in the top council-tax bands. The way in is a terrace, and there aren't many of those either.

The Land Registry recorded 94 sales in the year to early May 2026, at a typical price of about £555,000. That figure averages out very different homes. The 35 detached houses that sold went for around £830,000. The 32 semi-detached homes came in at about £542,500, which is roughly the headline figure. The 23 terraces were the affordable end at around £365,000. Only four flats sold, at a typical £287,500, so if a flat is the plan, the market will make you wait.

There's no boom and no slump. The house-price index for the area put the average at about £567,000 in May 2026, up about 2% on the year. Flats moved by about 0.1% over the same twelve months, which is barely a change at all. Neither figure tells you where prices go next. They tell you that nobody here is panic-selling, and that nobody is getting rich off twelve months of ownership.

Council tax follows the house sizes. The most common band in Wrecclesham is G, and only about 4% of homes sit in bands A or B. A band D bill here is about £2,605 a year, and most homes are several bands above D. Budget for it before the offer, because the monthly bill isn't the only thing that arrives with a Surrey detached.

The homes are big, which is why the prices are. At the 2021 census about 43% of households had four or more bedrooms and 35% had three. Two-bedroom homes made up about 16%, and one-bedroom homes about 6%. The village was built for families who already own a car and a lawnmower, and it prices accordingly.

Houses in Wrecclesham are expensive, but not wildly so for this corner of Surrey, and the market is steady rather than hot. For value it lands in the middle: the space is real and so is the price.
