What do houses cost in Wotton-under-Edge?

A typical house in Wotton-under-Edge sells for about £340,000. A detached house costs well over that and a terrace somewhat less. Three-bedroom houses are the most common size in the town. Flats come up for sale so rarely that their prices tell you very little. For a Cotswold town on a hill, that is ordinary money.

The Land Registry recorded 39 sales in the year to May 2026, at a median of £340,000. Semi-detached houses changed hands most often, 15 of them at a median of about £328,000. Band C is the most common council tax band here, and 34% of homes are in bands A or B. A band D bill comes to about £2,490 a year, which is the easiest figure to hold up against what you pay now. Many of the older homes on the valuation list are in the middle and upper bands, so the bill on a stone house near the church often costs more than the house's age suggests.

In Stroud district, private rents average about £1,040 a month as of April 2026, up about 7% on a year earlier. That is a mean across the district from the Office for National Statistics rental index, not a median of advertised listings. By size, the district averages are about £740 for a one-bedroom home, £960 for two bedrooms, £1,170 for three and £1,660 for four or more. Nobody publishes studio or room rents for the area. Renters who arrive expecting Cotswold rents to start with a two will find that only the one-bedroom figure does.

The Office for National Statistics models gross household income for the area, before tax, at about £64,500 a year for the financial year to March 2023. Against a typical price of around £340,000, a couple on that kind of income can buy a semi or a terrace here with a sensible mortgage. A detached house on the edge is a different conversation with the lender. The Renishaw works at New Mills is the kind of local employer that makes those sums possible without a commute to Bristol.

Of the sales that could be matched to an energy certificate, about 80% of the total, the median price works out at about £3,700 per square metre for a typical floor area of 88 square metres. That is roughly the size of a modest three-bedroom house. Ask for the floor area on the energy certificate as well as the agent's measurements, because when they disagree it is usually the agent's figure that is bigger.

The 2021 Census counts 12% of homes with one bedroom, 19% with two, 41% with three and 28% with four or more. Three-bedroom homes are the town's standard size, so that is where buyers have the most choice. Anyone searching for a one-bedroom home here mostly ends up looking at those four flats.

Houses in Wotton-under-Edge cost a middling amount. The prices are fair for a town inside the Cotswolds, though not cheap, and the town is not one of the county's bargains.
