What do houses cost in Wootton (Isle of Wight)?

For anyone buying or renting in Wootton (Isle of Wight).

About £300,000 for a typical Wootton home. A detached house costs noticeably more. A terrace costs a lot less. Island prices have dipped slightly over the past year. None of that is cheap for the island, and none of it is shocking for the south coast.

The Land Registry recorded 49 sales in the year to mid-April 2026, at a median of £300,000. Detached homes made up 26 of those sales, at a median of £365,000. The 12 semi-detached homes sold for around £299,000 and the 9 terraces for around £190,000. The detached figure drives the median, which is what happens when the typical buyer wants a garden on all sides and a bungalow they won't have to climb out of. The terraces are a small, cheaper minority. With only 9 sales, one good week could change that figure.

The house-price index for the Isle of Wight put the average at about £238,000 in May 2026. That was down about 1% on a year earlier and about 4% up over five years. Flats did worse, down about 5% over the year to an average of around £132,000. A 1% drop is small, so don't read it as a crash. It's a market that has stopped rewarding sellers for waiting, which isn't what estate agents like to put in a window.

Band D is the most common council-tax band in Wootton, and about 22% of homes fall into bands A and B. A Band D bill runs at about £2,630 a year, a figure worth checking against what you pay now before you assume island living comes cheaper.

Renting has only an island-wide figure: typical private rent across the Isle of Wight was about £940 a month as of April 2026, up 8% on a year earlier. That's an average from the Office for National Statistics' rent index, not Wootton's own and not a median of advertised listings. By size, the island averages run to about £660 a month for a one-bed, £870 for a two-bed, £1,080 for a three-bed and £1,510 for four bedrooms or more. There's no reliable figure for studios or rooms. In a village where three-quarters of households own, rentals are scarce and there's little room to negotiate.

Local gross household income, before tax, was modelled at about £48,000 for the financial year to March 2023. Set that next to a £300,000 median and the gap is obvious: a first home here needs a serious deposit or the proceeds from selling somewhere else. Mostly it gets the second. The buyers who make Wootton's prices hold are rarely the ones earning locally. They tend to be the ones who sold a bigger house off the island.

Of the sales that could be matched to an energy certificate's floor area, 35 of the 49 or about 71%, the median price came to about £3,400 per square metre. The typical floor area behind that figure is 79 square metres. That's modest space for the money, and it's why the view from the patio often costs more than the square footage.

The 2021 Census puts about 8% of Wootton's homes at one bedroom, 30% at two, 40% at three and 21% at four or more. Three bedrooms is the default, and a two-bed bungalow is the classic downsizer purchase. The one-bed you might hope to start on is rare.

Wootton is mid-priced, neither a bargain nor a stretch, if you're selling a house to buy here. If you're trying to buy on a local wage alone, it's a much harder climb.
