Who lives in Woolmer Green?

For anyone buying or renting in Woolmer Green.

Woolmer Green is mostly lived in by prosperous owner-occupiers in their fifties who have no reason to move. More than eight in ten own their home. The typical resident is fifty. Nearly half have a degree. The population is grown up, well qualified and very hard to dislodge.

At the 2021 census, which is the source for every population figure here, about 7,500 people lived in Woolmer Green in just under 3,000 households. About 85% of households owned their home, about 10% rented privately and about 5% rented from a social landlord. With so few homes to rent, the usual route in is buying from someone who has finally decided to leave.

The median age was 50, and only about 19% of residents were aged 25 to 44. Those are the years when people start families and careers, and most people that age live somewhere they could afford to buy. In Woolmer Green they mostly turn up later, after a few promotions.

The Office for National Statistics models gross household income, before tax, at about £76,700 for the financial year to March 2023, averaged across the surrounding area. That is a modelled average across a few thousand households, so it says nothing about any particular house. Net income is what gets spent, and it is lower. Even so, it is enough to keep two cars on the drive and a decent house running.

About 22% of households are couples with dependent children, and about 5% are lone-parent families. Single-person households make up about 23% of the total, and within that, about 13% of all households are a single pensioner living alone. Plenty of four-bedroom houses here hold one or two people whose children have long since grown up and moved out.

About 46% of residents aged 16 and over hold a degree-level qualification, and about 11% have no formal qualifications. Full-time students make up about 2%, because the students are the children who moved out. This is a village of people whose studying is decades behind them, with few young adults around.

Woolmer Green's population is one of its real strengths. It is stable, comfortably off and well educated, and it is made up of people who chose the village and stayed.
