What do houses cost in Wokingham?

For anyone buying or renting in Wokingham.

About £480,000 for a typical sale, and the kind of house decides which side of that figure you land on. Detached homes go for well over half a million. Flats come in at about £272,000. Four in ten homes have four bedrooms or more. Wokingham sells space, and it charges for every bedroom.

The Land Registry recorded 523 sales in the year to May 2026, at a median of about £480,000. Split by type, detached houses went for about £695,000 across 188 sales, semis about £495,000 across 121, terraces about £415,000 across 91 and flats about £272,000 across 123. The detached house is both the most-sold and the most expensive thing on the market, which tells a first-time buyer exactly who this town was built for. The gap between a flat and a detached house here is bigger than the price of most flats.

Prices have gone soft rather than off a cliff. The official house price index for Wokingham put the average down about 3% over the twelve months to May 2026, with flats down about 5% over the same year. Over five years the same index is up about 16%, so the dip has taken back some of the gain without touching the rest. Sellers who bought at the peak will call that a correction; everyone else will call it a slightly better opening offer.

Council tax clusters in band D, and only about 9% of homes sit in bands A or B, the two cheapest. A band D bill in Wokingham runs to about £2,500 a year. The bottom of the valuation list barely exists here, so the cheap-council-tax flat is a rumour most buyers never meet.

Renting is no escape hatch. The typical private rent across the Wokingham area was about £1,480 a month as of April 2026, up about 4% on a year earlier. That is a mean from the Office for National Statistics rent index for the whole local authority, not a figure for the town alone and not a median of listings. By size, the same index puts one-bedroom homes at about £1,060 a month, two-bedroom at about £1,360, three-bedroom at about £1,660 and four bedrooms or more at about £2,330. There is no published figure for studios or rooms, and the stock does not go out of its way to supply them.

Local incomes are high enough to make the prices look less absurd than they would elsewhere. Gross household income, before tax, averaged about £82,000 across the area in the financial year to March 2023, as modelled by the Office for National Statistics. Even on that money, a detached house at nearly £700,000 is a stretch that tends to involve two salaries and a long mortgage, while a flat at about £272,000 sits within reach of a single decent earner. The town's income is high; the town's asking prices noticed first.

Measured by floor space, the median sale went for about £5,200 per square metre, across homes with a typical floor area of about 100 square metres. That figure covers the sales that could be matched to an energy certificate's floor area, which is about 82% of them, not every sale. It is the honest way to compare a sprawling detached house with a compact new-build, because bedrooms can be counted generously by estate agents and square metres cannot.

At the 2021 census about 42% of households had four or more bedrooms, about 31% had three, about 20% had two and about 8% had one. The one-bedroom home is the scarcest thing in Wokingham after a bargain. Buyers searching on bedroom count will find the town tilts hard towards the large family house, which pairs with the 100-square-metre typical home above: plenty of rooms, sensibly sized, and priced like it.

Houses here cost a middling amount for what they are, neither a steal nor an outrage, provided the buyer wants the four-bedroom family home the town mostly consists of. For anyone after something small and cheap, Wokingham has very little to sell.
