What do houses cost in Windlesham?

For anyone buying or renting in Windlesham.

About £666,000, and that's the middle of the market, not the top. Detached houses go for around £835,000. Flats hardly ever change hands. Most homes have four bedrooms or more. In Windlesham, the cheap end of the market mostly exists in theory.

The Land Registry recorded 51 sales in the year to May 2026, at a median price of £666,000. Detached houses made up the biggest group, with 28 sales at a median of £835,000. The 15 semi-detached houses sold at a median of £570,000. After that, the numbers get thin. Five terraced houses went at a median of £395,000, and three flats at £193,500. Three sales won't tell you what a flat is worth. They only tell you how rarely one comes up. Anyone hoping to buy a starter home here is waiting for a very small number of doors to open.

The house-price index for the wider area rose 6% in the twelve months to May 2026, to an average of about £457,000. Flats in the same index rose about 4%. Both are published changes for the index area, not a forecast for GU20. Flats lagging houses fits the rest of the local market, where the house is what people want and the flat is what people put up with.

Council tax follows the house sizes. Band G is the most common band, and only 7% of homes sit in bands A or B. A band D bill here runs to about £2,585 a year, which is the easiest figure to compare against your current bill. Most Windlesham homes are several bands above D, so that comparison flatters the place.

Renting doesn't make it much cheaper. The typical private rent across the Surrey Heath area is about £1,500 a month as of April 2026. That's a mean from the Office for National Statistics rent index for the whole borough, not a Windlesham figure. The 2021 Census found that 53% of households have four or more bedrooms, 25% have three, 17% have two and 6% have one. Almost nobody here lives in a one-bedroom home. If you're looking for one, there are very few to buy.

As a place to get good value on a house, Windlesham is poor. It's priced for buyers who already have a house to sell, and anyone without one will find very little within reach.
