Is Windlesham a safe area?

For anyone buying or renting in Windlesham.

Yes, and it's quieter than the borough around it. Crime is well below the Surrey Heath average. Hardly anyone is out of work. Hardly any homes are overcrowded. A burglar here has a lot of lawn to cross before reaching a door.

The published crime rate for the year from June 2025 to May 2026 is about 51 crimes per 1,000 residents, from 320 recorded crimes. That puts Windlesham below the average for Surrey Heath as a whole. The rate is calculated on a statistical population base, so don't try to recreate it by dividing the count by the number of people living here. Take the published figure as it stands.

Over the same year, the Surrey Heath rate was about 63 crimes per 1,000, against about 51 here. Surrey Heath isn't a high-crime borough to start with, and Windlesham still comes in lower.

The area has space and a stable economy. Across its neighbourhoods, density averages about 2,340 people per square kilometre, unemployment is around 2% and overcrowding is about 1%. None of that makes an area safe on its own. But the housing is spread out, most residents are in work, and hardly anyone lives in cramped conditions.

The mix of crime types needs handling carefully, because the total is small enough that a few incidents can move any share by several points. Treat it as a snapshot of one year, not a lasting description of the place. Violence and sexual offences made up about 26% of crimes here, against about 35% nationally. That category is the biggest almost everywhere and covers a wide legal range, including common assault with no injury, so a lower share than the national figure is the relevant point. Anti-social behaviour was about 23% here against 16% nationally, and public order offences about 13% against 7%. Both are higher than the national shares, and both tend to be low-level, noisy nuisance rather than harm to a person. Shoplifting was about 8%, level with the national share. Other theft was about 8% against 7%, and vehicle crime about 6% against 5%, both close to national.

Charging is a separate question from how much crime there is, and it's decided across the whole force, not village by village. Surrey Police charges a suspect in about 11% of cases, against about 12% nationally, which ranks it 30th of 42 forces. In about 36% of cases, the investigation closes without anyone being identified. That figure says nothing about how safe Windlesham is. It tells you what happens after a report, and the answer is often not much.

Windlesham is a safe place to live, one of the calmer parts of a calm borough. The irritations on the police log here are mostly nuisance, not danger.
