What do houses cost in Willand?

For anyone buying or renting in Willand.

Around £317,500 is the middle of the Willand market, and the gap between house types is wider than the village is. Detached homes go for well over £400,000. Semis and terraces land nearer a quarter of a million. Fewer than forty houses changed hands all year. Small market, big spread, and what you pay turns almost entirely on whether your house is attached to somebody else's.

In the year to May 2026 the Land Registry recorded 37 sales in Willand at a median of about £317,500. Split by type it stops behaving like one market. That is a small move, and anyone building a plan on it is reading tea leaves. Flats are the exception, down about 6% over the same year to an average near £131,500, though flats make up only around 5% of the dwellings in Willand, so that index is describing a corner of the village rather than the village.

Council tax is one of the friendlier numbers in the file. Band B is the most common, and about 35% of dwellings sit in bands A or B. A band D bill in this area runs to roughly £2,656 a year, which is the number worth holding up against whatever lands on your mat now.

Renting is thin on the ground and priced by the wider district. That is a modest footprint at a rate that quietly assumes the driveway and the garden arrived free with the bricks.

The bedroom mix from the 2021 Census explains why your search results look the way they do. About 39% of homes have three bedrooms and roughly 32% have four or more. Two-bedroom homes account for about 23%, and one-bedroom homes about 7%. If you want somewhere small to start out in, the village made that decision long before you got here.

Willand prices out as middling: not a bargain, not a beating, with the money going on floor space and off-street parking rather than on the address. What you are buying here is the house. There is nothing else in the price.
