Who lives in Wickham Bishops?

For anyone buying or renting in Wickham Bishops.

Wickham Bishops is home to settled, comfortably-off owner-occupiers, most of them past fifty. Nearly nine in ten own their home. The typical resident is in their early fifties. Young families are in a clear minority. Most of the village bought its house a while ago and stayed.

According to the 2021 Census, which supplies every population figure on this page, about 87% of households in Wickham Bishops own their home. About 6% rent privately and about 6% rent from a social landlord. In a village of 1,137 households, a renter is a rare thing, and a landlord rarer still.

The median resident is about 53, and only about 16% of the population is aged 25 to 44, the stretch of life when most people buy a first home and start a family. The age profile skews towards people whose mortgages are behind them. Much of the 25 to 44 group lives in Witham, and comes to Wickham Bishops on visits.

The Office for National Statistics models median household income for the area around the village at about £69,000 a year before tax, for the financial year to March 2023. Its net figure for the same period, once tax comes off, is about £48,500. Both describe a wider statistical area and a year that is now well behind, and gross is the figure people quote while net is the one that pays the bills. Either way, money is less of a worry here than in most places.

The household mix follows the age profile. About 22% of households are one person living alone, and about 15% are a single pensioner, a group that falls within that 22% rather than adding to it. Couples with dependent children make up about 21% of households, and lone parents about 5%.

That leaves a village where the households with children and the households of one person are roughly equal in number, and the largest group is couples whose children have grown up and left. Most of the big detached houses here hold fewer people than they were built for, and the spare rooms wait for family visits.

About 34% of residents hold a degree-level qualification, about 13% have no qualifications, and about 2% are full-time students. The mix is broad. The low student share says less about education than about age, since the people who would be students left for university, and the parents stayed put.

Wickham Bishops is a solid, well-provided community of people who have done their moving and plan to stay. Newcomers will be younger than most of the neighbours, and will probably be the ones with a school run.
