Who lives in Westfield, East Sussex?

For anyone buying or renting in Westfield, East Sussex.

Settled homeowners past fifty, mostly, and in no hurry to leave. Seven in ten own their home. Barely one household in ten rents privately. Fewer than one resident in five is aged 25 to 44. This is a village that made up its mind a while ago.

Everything on this page comes from the 2021 census unless it says otherwise, covering 1,876 residents in 798 households. About 73% of households own their home, about 10% rent privately and about 16% rent socially. The private rental market is too small to function as a way in, so most newcomers here buy rather than try the place out first.

The median resident is 51, and only about 18% of residents are aged 25 to 44. The years of nightclubs and nursery fees mostly happen somewhere else, and people arrive here once they're over. Nobody moves to Westfield to be seen.

Modelled household income averaged about £54,300 before tax in the financial year to March 2023, so it describes a few years ago, not this morning. That's an average across the area, not a salary anyone was offered, but it points to comfortable households rather than stretched ones. The money here tends to come from years of steady work.

Families are present but aren't the main event. About 16% of households are couples with dependent children, and about 11% are lone parents. That's enough for a village school and a few bikes on the drives, not enough to set the pace for the whole village.

Living alone is common. About 27% of households are one person, and single pensioners living alone make up about 18% of all households, a group included within that 27% rather than added to it. It's the kind of village where a neighbour notices if your curtains stay shut for a day, which some people love and others move here specifically to escape.

Qualifications are spread across the range. About 27% of residents hold a degree, about 21% have no formal qualifications, and full-time students make up about 1%. Nobody here is studying for anything, and plenty of people have got on perfectly well without a certificate.

Only 22 people live in communal settings rather than private homes, too few to shift any of the figures above. The shares describe ordinary households, not a care home counted in.

Westfield's population is middling: settled, comfortable and older than average, neither a draw nor a warning, and best suited to buyers who are already at the settling-down stage.
