Who lives in West Kingsdown?

For anyone buying or renting in West Kingsdown.

Mostly settled homeowners past the stage of flat-sharing, with the mortgage well behind them or close to it. Nearly everyone owns. The typical resident is past fifty. Pensioners living alone outnumber families with young children. It's a village of people who have already moved house for the last time, or are planning their final move to the bungalow down the road.

The census counts about 5,170 people across 2,196 households, and every figure on this page comes from the 2021 census unless it says otherwise. About 84% of households own their home. Private renting accounts for about 8% and social renting for about 7%. The landlord class here is small enough to fit around one pub table, and the buy-to-let investor mostly went looking somewhere else.

The median age is 51. Only about 19% of residents are aged 25 to 44, the years when most people are building careers and raising young children. That leaves West Kingsdown weighted towards the second half of life, people whose children have grown up, moved away and come back mainly for Sunday lunch.

The Office for National Statistics models average household income at about £52,000 before tax for the financial year to March 2023. That figure is several years old, and income here is only half the story. Most of the purchasing power in a village where most people own comes from the equity in their house, not their payslip.

The household mix shows the same pattern. About 28% of households are one person living alone, and about 18% are a single pensioner living alone, which is included within that 28%, not on top of it. Couples with dependent children make up about 17% of households and lone parents about 8%. More households belong to someone living alone in their retirement than to a couple with young children. Village fêtes here are run by the people who have time, and the census shows who that is.

On qualifications, about 23% of residents hold a degree and about 24% have no formal qualifications, so the two groups are close to equal in size. Full-time students make up about 1%, which counts as barely there. The mix is broad and practical: people who learned a trade, built a business or worked their way up sit alongside graduates who commute or work from home.

West Kingsdown's population is middling: settled and comfortable rather than young or rapidly changing, and a good fit for buyers who want neighbours who stay put and know everyone by name.
