What do houses cost in Warminster?

For anyone buying or renting in Warminster.

Warminster still sells houses at prices most of southern England stopped believing in. The typical one goes for around £289,000. Band B is the commonest council tax band. Three bedrooms is the commonest shape of house. None of that is the profile of a market in trouble, which is the thing people get wrong about cheap towns: this one is affordable because nobody has written a weekend-supplement piece about it yet.

The Land Registry recorded 239 sales in the year to May 2026, with the middle of them at around £289,000. Flats changed hands at around £115,000, terraces around £220,000, semis around £270,000, and detached houses around £388,000. Detached accounted for 99 of those sales, more than any other type, with 60 semis, 51 terraces and 29 flats behind them. A town where the detached house is the most-traded thing on the market is not a town of starter flats, whatever the entry-level price suggests.

Over the twelve months to May 2026, the published house price index for the area was up about 2%, with flats down about 2% across the same period. Both numbers are small enough that the honest description is that very little happened. Anyone hoping to read a story into that will be reading it into rounding.

Council tax is one of the quieter reasons the sums work here. Band B is the most common banding and roughly 46% of dwellings sit in bands A or B. A band D bill runs at about £2,570 a year, which is the figure worth holding against whatever leaves your account now.

Renting is a county-level picture rather than a street-level one. Typical private rent across the Wiltshire area was about £1,060 a month as of April 2026, measured as a mean by the Office for National Statistics price index rather than a median of advertised listings. By size, that breaks down to around £730 for a one-bed, £950 for a two-bed, £1,190 for a three-bed and £1,710 for four bedrooms or more. Those are Wiltshire numbers, so treat them as the weather rather than the forecast for any particular Warminster front door.

Against that, household income in the area was modelled at about £54,000 gross before tax for the financial year to March 2023. Set a typical £289,000 house next to a figure like that and the arithmetic stops being frightening in a way it simply is not in most of the south. A three-bed semi here is a mortgage a two-earner household can hold without rearranging their entire life around it. That is the whole pitch, and it does not need dressing up.

Measured by floor space, sales here worked out at around £3,550 per square metre across the ones that could be matched to an energy certificate's floor area, which is about 86% of the sales we can measure. The typical matched home came in at 84 square metres. That is a real house with real rooms rather than a cleverly described corridor, which is not something every price point in the country can claim.

The bedroom mix from Census 2021 explains what is actually on the market. Around 40% of homes have three bedrooms, about 29% have two, roughly 20% have four or more, and around 11% are one-bed. If you want three bedrooms you are shopping in the deep end of the pool. If you want one, you are hunting.

On cost, Warminster is doing something genuinely rare: proper houses, low council tax bands, and an income picture that makes the numbers add up rather than merely survive them. Price is the strongest card this town holds, and it plays it without making a fuss.
