Who lives in Ware, Hertfordshire?

For anyone buying or renting in Ware, Hertfordshire.

Ware is mostly home-owning households in early middle age, earning decent money and staying put. About two in three own their home. The typical resident is in their early forties. Couples with children and people living alone account for about half of households between them. It is a settled working town with very few students and plenty of people paying down mortgages.

At the 2021 census, which is the source for every population figure here, about 68% of Ware's households owned their home, outright or with a mortgage. About 17% rented privately and about 14% rented from a council or housing association. With roughly a third of households renting one way or another, Ware has more churn than the bigger houses suggest, and the flats do most of the turning over.

The median age was 42, and about 28% of residents were aged 25 to 44. That is a town old enough to have children at Presdales or Chauncy and young enough to still be paying for the loft conversion.

The Office for National Statistics models gross household income in Ware at about £67,000 a year before tax for the financial year to March 2023, an average across the area's four middle-sized statistical neighbourhoods. A modelled figure describes the neighbourhood, and no single household is being measured, but it puts Ware among working households with two incomes more than in retirement country.

Households here come in a fairly even spread of shapes. About 31% of households were one person living alone, and about 13% were a pensioner living alone, which is part of that same group. About 21% were couples with dependent children and about 10% were lone parents. Ware has young families and older people living alone in roughly equal measure, and neither group dominates the other.

About 36% of residents aged 16 and over held a degree-level qualification, about 15% had no qualifications, and about 2% were full-time students. That is a broad mix, with graduates, tradespeople and long-serving locals living on the same estates. Students are almost absent, so the town's late nights are run by people with mortgages and a babysitter to get home to.

Ware's population is one of its strengths: mostly owners, mostly in work, broadly educated and settled enough that the neighbours tend to stay.
