What do houses cost in Walworth?

For anyone buying or renting in Walworth.

The typical home in Walworth sells for about £475,000, and for that money you are almost always buying a flat. Flats change hands for about £440,000. The few terraced houses that come up cost well over twice as much. Prices have barely moved in a year. Getting a front door that opens straight onto the street is the expensive part of living in Walworth.

The Land Registry recorded 148 sales in the year to May 2026, at a median of about £475,000. Flats made up 118 of them, at a typical £440,000. The other 30 were terraced houses, at a typical £845,000. With so few houses selling, a single grand Georgian sale can move the terraced figure on its own. The flat figure is the one most buyers here will actually pay.

The official house price index for the area rose about 0.9% in the twelve months to May 2026, which is barely more than standing still. For flats alone the index shows no change at all over the same year, and over five years the overall index is up only about 2%. So most of the market here has stayed close to where it was. Buyers hoping to make money just by waiting will need a lot of patience.

Band B is Southwark Council's most common band in Walworth, and about 42% of homes are in Band A or B. A Band D home pays about £1,967 a year, and Band A about £1,312. Most homes here are taxed as if they were modest, and measured in square metres they are. If the flat comes with a service charge, ask for the last two or three years of bills at the same time as the council tax band. In a district made up mostly of flats, the service charge can move more than the tax does.

Southwark's private rents averaged about £2,400 a month in April 2026 on the Office for National Statistics' index, which gives a mean for the whole borough rather than a median of advertised flats. The Office for National Statistics models typical household income across Walworth at about £66,100 for the financial year to March 2023. That figure is gross, before tax, and a mortgage lender works from what is left after tax. Set against a £440,000 flat, that is a stretch for one typical household in this area, and putting two incomes together is usually how people manage it.

Among the sales that could be matched to an energy certificate, about 44% of the total, the median price was around £7,900 per square metre. The typical home behind that figure has about 81 square metres. That gets you two decent bedrooms and very little garden. Sir John Soane built St Peter's Church here around 1825 for local merchants rich enough to hire him. Their successors are paying central-London money for a 1960s flat.

At the 2021 Census about 31% of Walworth's homes had one bedroom, 39% had two, 21% had three and 8% had four or more. The two-bedroom flat is the standard home here. The four-bedroom house is rare enough to price itself.

Walworth's prices are middling: close to central London, not cheap, and steady. You can afford them on two incomes, and the price of a terraced house is the one number here that really hurts.
