Who lives in Walthamstow?

For anyone buying or renting in Walthamstow.

Young adults, mostly renting, and very mixed. About half of households rent. The typical resident is in their mid-thirties. Nearly half of adults hold a degree, while about one in six has no qualifications at all. Walthamstow is a town people pass through on their way to settling, and fewer of them settle here.

About 46% of Walthamstow's households own their home. About 30% rent from a private landlord and about 22% from a council or housing association, so about 52% rent in total. Tenants outnumber owners on a typical street here, and there are more landlords on the electoral roll than you might expect.

Every population figure on this page comes from the 2021 census, which counted about 117,000 people in Walthamstow. The median age is 35, and about 39% of residents are aged 25 to 44. Most of the town is in the years between a first flat and the school run.

Household income was modelled at about £73,000 before tax for the financial year to March 2023, averaged across the area's neighbourhoods. A lender works from the gross figure. A household lives on what is left after tax.

About 25% of households are one person living alone. Single pensioners living alone, a part of that group, make up about 6%. Couples with dependent children are about 21% of households, and lone parents about 14%.

About 47% of adults hold a degree, and about 17% have no qualifications. Full-time students make up only about 3% of residents, so most of the graduates finished their studies before moving here. People in both groups live on the same streets and use the same Victoria line.

About 86% of residents describe their health as good or very good. For the borough of Waltham Forest as a whole, the public health record puts the rate of preventable deaths better than the England average, and adult smoking, at about 7%, similar to it.

Who lives here is one of Walthamstow's weaker points. The population is young and mostly renting, and the area is better at passing people on than at keeping them.
