A typical Walthamstow home sells for about £575,000. A flat is a long way below that. A terrace is a long way above it. Semi-detached houses barely turn up. Walthamstow is priced like a place with fast trains to the West End, and buyers are paying that price.

The 401 terraced houses went for about £738,000, and most of that gap pays for a garden and a front door you don't share with anyone. Only 51 semi-detached houses sold all year, at about £782,000, which is barely enough to call a market.
The official house price index for the area put the average at about £524,000 in May 2026, up about 3% on a year earlier. Flats rose by less than 1% over the same twelve months. While the rest of the market moved, flats stood still, and first-time buyers can read something into that.
Band C is the most common council-tax band here, and about 40% of homes are in Bands A or B, the cheapest two. A Band D bill from Waltham Forest comes to about £2,390 a year. Walthamstow is middling on price: flats are a fair deal for what they get you to, and terraces cost real money.
