Who lives in Verwood?

For anyone buying or renting in Verwood.

Owners, mostly, and mostly people who finished paying for the drama years ago. More than eight in ten households own the roof over their heads. The typical resident is closer to fifty than forty. A quarter of households are one person on their own, and almost nobody lives in anything resembling institutional accommodation. Verwood looks like a retirement town from the outside and behaves like a working one from the inside, which is a distinction worth about twenty years of somebody's life.

The tenure split is the headline. Roughly 83% of households own their home, against about 11% renting privately and around 6% in social housing. That is a town where the housing market barely turns over and where the rental sector is small enough that anyone hoping to rent here is competing over a short list rather than browsing one.

On age, the median resident is 49, and only about 20% of the population falls in the twenty-five to forty-four band. Those two numbers together explain most of what a visitor notices: the daytime quiet, the school run being smaller than the housing stock suggests, and the fact that the town's busiest hour is not five o'clock.

Household income runs to roughly £60,000 a year gross, meaning before tax, on modelling for the financial year to March 2023. That describes that year rather than today, and it is a household figure rather than a salary, which in a town where most working-age couples both earn is an important distinction.

Households with children are a minority but not a rarity. Around 20% are couples with dependent children and about 8% are lone parents, so roughly a quarter of Verwood's households are running a childhood at any given moment. Everything the town provides for families is calibrated to that share, which is why the first schools are local and the upper school is not.

The 2021 census, which is the source for every population figure here, puts single-person households at about 24% of the total, with single pensioners at roughly 15%. That second figure is a subset of the first rather than an addition to it: most people living alone in Verwood are older, and a smaller group are not. Combined with the age profile, it describes a town where a large number of substantial family houses now hold one or two people, which is the quiet arithmetic behind a lot of the local housing market.

On qualifications, about 30% of residents hold a degree-level qualification, roughly 14% hold none at all, and around 2% are full-time students. That is a broad mix rather than a concentration at either end, and in a town with no upper school and no higher education presence, the student figure is exactly what you would expect.

Health self-reporting is good: about 84% of residents describe their health as good or very good, and roughly 4% as bad or very bad. Across the wider Dorset local authority area, benchmarked against England, the preventable mortality rate comes out better than the national picture and adult smoking, at about 10%, comes out similar. Those two are council-area measures with an England comparison rather than anything measured on Verwood's own streets.

One number cuts against the obvious assumption. Of the town's residents, just 22 live in communal establishments such as care homes or halls, with everyone else in a private household. For a place with this age profile, that is remarkably few, and it means the older population here is living independently in ordinary houses rather than being institutionally accounted for.

Verwood's population is one of the healthiest and most settled you will find at this price: comfortable, established, low on churn, and organised around households that mostly own what they live in. Whether that reads as reassuring or as a warning depends entirely on how old you are when you arrive.
