What do houses cost in Verwood?

For anyone buying or renting in Verwood.

About £408,000 for the typical house, which buys a bungalow with a garden and no station within walking distance. Detached is the default and priced like it. The flats are cheap because there are barely any. The bargain, if there is one, is terraced.

The Land Registry recorded 166 sales in Verwood in the year to May 2026, with a median of roughly £408,000. Type does most of the work in that figure. Detached houses, at 102 of the 166 sales, came in at a median of about £470,000, which tells you both what Verwood sells and what it charges for it. Semi-detached homes went at around £360,000, terraced at about £270,000, and the 15 flats that changed hands at roughly £189,000. The gap between a detached house and a terrace here is the difference between two entirely separate housing markets sharing a postcode.

The published house price index for the area put the average at about £326,000 as of May 2026, up around 1% over the twelve months and flat over the month. That is a small movement and worth treating as one. Flats went the other way over the same year, down about 2%, which in a town with this few of them is a thin market moving rather than a signal about anything larger.

Council tax is where the comfortable end of the stock shows up on the bill. Band E is the most common band in Verwood, and only around 12% of dwellings sit in bands A or B. The band D annual charge runs to about £2,765, so most households here are paying above that.

Renting is a minority pursuit locally, and the honest figure covers the whole Dorset area rather than Verwood's own streets: about £1,040 a month, which is a mean from the national rent index rather than a median of what is currently advertised. By size, across that same Dorset area, one-bedroom homes average around £720 a month, two-bedroom about £950, three-bedroom roughly £1,170, and four-bedroom or larger about £1,660.

On affordability, modelled gross household income for the area in the financial year to March 2023 came to about £60,000 before tax. Set that against a median sale price near £408,000 and the arithmetic is uncomfortable for anyone buying on a single local salary. Verwood works for people arriving with equity from somewhere pricier, or for two earners, and it works considerably less well for a first purchase funded from local wages alone.

Of the sales that could be matched to an energy certificate's floor area, roughly 89% of them, the median price per square metre was about £4,340, on a typical floor area of around 96 square metres. That is a decent amount of house by the standards of anywhere with a train station, which is rather the point of the trade Verwood is offering.

The bedroom mix from the 2021 census confirms the shape of the place. About 42% of homes have three bedrooms and roughly 31% have four or more. Two-bedroom homes account for around 23%, and one-bedroom homes about 4%. Anyone hunting for something small is competing over a very short list.

Verwood prices sit in the middle of the range: not a bargain, not extortionate, and reasonable for what you get if what you want is space and quiet. What it costs, in the end, is roughly what the driving is worth to you.
