A typical home in Upminster sells for about £566,000. Most of the sales are semis. A flat costs about half the price of a detached house. Most homes have three bedrooms or more, and the prices assume a buyer wants all of them.
The Land Registry recorded 258 sales in Upminster in the year to mid-May 2026, at a typical price of about £566,000. Semi-detached houses made up 141 of those sales and went for around £590,000, so the semi more or less sets the town's price on its own. The 42 detached houses sold for about £760,000, the 43 terraced houses for about £475,000 and the 32 flats for roughly £321,000. Detached houses come up rarely, and buyers usually have to sell something first to afford one.
The official house price index for the wider area put the average price at about £453,000 in May 2026, up 2.8% on a year earlier. For flats it was down 0.2%. That's small enough to call flat, though owners hoping to sell one and move up into a semi will have noticed that houses went up while flats didn't.
Most homes are in council-tax band E, and only about 9% are in bands A or B. The band D bill is about £2,425 a year, the easiest figure to compare against your own, and a band E house pays more than that. Upminster's starter homes and its council-tax bands don't overlap much.
