A typical house in Tring sells for just under half a million pounds, and the price has barely moved in a year. Detached houses go for over £800,000. Terraces go for about £413,000. Flats change hands for under a quarter of a million, and not many of them come up. Tring has been expensive for a while and shows no sign of changing.
The Land Registry recorded 157 sales in Tring in the twelve months to late May 2026, at a median of £490,000. By type, detached houses sold for about £810,000 across 39 sales, semis for about £555,000 across 37, terraces for about £413,000 across 59, and flats for about £235,000 across 22. The terraces did most of the trading, and the flats made up the smallest group of sales.
The house price index for Tring put the average at about £455,000 in May 2026, exactly where it was a year earlier. Flats on the same index were down about 2% over those twelve months. Neither figure is a crash. Anyone waiting for a correction to bring Tring within reach should get comfortable.
Band C is the most common council tax band in Tring, and only about 9% of homes are in bands A and B. Band D costs about £2,409 a year. Finding a house in the cheapest bands here takes a lot of searching.
The Office for National Statistics index puts the typical private rent across Dacorum at about £1,580 a month in April 2026, up about 2% on a year earlier. That is a mean for the whole borough, so it takes in Hemel Hempstead as well as Tring. Broken down by size, Dacorum rents averaged about £1,090 for a one-bed, £1,360 for a two-bed, £1,640 for a three-bed and £2,270 for four bedrooms or more. There is no reliable figure for studios or single rooms, so none is given here.
Household income in the area is high but doesn't come close to covering a house outright. The Office for National Statistics modelled it at about £77,000 a year before tax, for the financial year to March 2023. Against a £490,000 median, that is a stretch for a single income and manageable for two good salaries with a decent deposit. The town is affordable mainly for people who already own a house somewhere and are selling it.
Of the sales that could be matched to an energy certificate, about 90% of the total, the median price was about £5,740 per square metre, for a typical floor area of 89 square metres. The floor area is printed on the energy certificate for any house that has one, and setting it against the asking price shows quickly whether a seller is charging for space or for the postcode. The particulars give the bedroom count in bold and leave the floor area out.
At the 2021 census, about 38% of Tring households had three bedrooms and about 30% had four or more. Two-bed homes made up about 22% and one-beds about 11%. The town is built for families who need room, and anyone after a one-bed starter flat has the smallest share of the housing to choose from.
On cost, Tring is middling, dear enough to hurt and steady enough that the hurt is easy to see coming.
