Who lives in Teddington?

For anyone buying or renting in Teddington.

Teddington is mostly well-off owner-occupiers in their forties, and the degrees on their walls outnumber their children. Two-thirds own their home. The typical household earns close to six figures before tax. Six in ten adults have a degree. Almost everyone says their health is good, which suits people with a royal park at the end of the road.

All of the population figures here come from the 2021 census, which counted 25,794 people in 11,018 households. About 66% of households own their home, about 23% rent privately and about 10% rent from a social landlord. With that many owners, the town changes slowly, because the people who bought here tend to stay.

The median resident is 43, and about 26% of residents are aged 25 to 44. That is a town in the middle of its working life, with fewer people starting out than in the inner boroughs.

Household income across the area was modelled by the Office for National Statistics at about £98,000 in the financial year to March 2023, gross, before any tax was taken. That is an average over the neighbourhoods, three years old, and higher than many households here will recognise from their own payslip.

About 31% of households are one person living alone, and 13% are a single pensioner, which is part of that 31%. Couples with dependent children make up about 25% of households, and lone parents about 8%. The school-gate rush on a weekday morning gives the impression of a family town, but households of one slightly outnumber households of two parents and children.

About 63% of residents aged 16 and over hold a degree, about 8% have no qualifications, and about 2% are full-time students. Students barely register in the population, so Teddington has no student scene to speak of. It has the National Physical Laboratory at the end of the high street, and it has had a population to match for over a century.

About 89% of residents describe their health as good or very good. Across Richmond upon Thames, the borough's rate of preventable deaths is better than England's, and its smoking rate, at about 9%, is similar to England's. Those last two are borough figures measured against the national benchmark. They describe the council area as a whole, and say nothing about any single street or household.

Teddington's residents are educated, comfortable and in good health. The population is one of the town's real strengths, provided you can afford to join it.
