Who lives in Tadworth?

For anyone buying or renting in Tadworth.

Tadworth is mostly middle-aged homeowners with comfortable incomes and a garden to show for it. Nearly eight in ten households own their home. The typical resident is in their mid-forties. More than a third have a degree. Students barely register. People tend to arrive here once their renting years are behind them, and they mostly stay.

Ownership dominates. At the 2021 census, which is the source for every population figure on this page, about 78% of households in the Tadworth area owned their home, outright or with a mortgage. About 10% rented privately and another 10% rented from a council or housing association. Landlords are a small minority in the area, and the tenants are split almost evenly between private and social renting.

The median resident across Tadworth and the surrounding villages is 46. People aged 25 to 44 make up about 22% of the population. That is the age band that buys, has children and commutes. The ones who live here mostly arrived with a deposit already in hand, often from selling a smaller home in a busier place.

Typical household income in the area was about £67,000 before tax in the financial year to March 2023. That is a figure modelled by the Office for National Statistics and averaged across the area's neighbourhoods. It is comfortable money, enough to cover a Surrey mortgage, and the council tax on a band G house still takes a noticeable share of it.

Households come in every shape, and couples with children are far from the whole picture. About 28% of households are one person living alone, and within that, about 15% of all households are a pensioner living alone. Couples with dependent children make up about 21% and lone parents about 9%. Roughly one home in seven is a single pensioner in a house that was probably bought for a family, and that shapes the area as much as the school run does.

On qualifications, about 36% of residents aged 16 and over have a degree, about 15% have no formal qualifications, and about 1% are full-time students. The area has graduates and people who left school without exams living side by side, and with no university nearby it has very few students. Anyone under 20 who wants nightlife leaves for it.

About 213 people in the Tadworth area live in communal settings and not in private households. That includes the area's care homes and The Children's Trust at Tadworth Court. The number is small enough that it hardly changes any of the shares above.

Tadworth's residents are well off, mostly own their homes and are spread across the generations, with a strong pull towards middle age. It is a comfortable, well-established place to live, and few people move on once they have bought here.
