What do houses cost in Tadworth?

For anyone buying or renting in Tadworth.

A typical home in Tadworth sells for well over half a million pounds. Detached houses go for close to a million. Flats are the cheapest option at about £280,000. Prices hardly moved last year. It is an expensive place to buy, and nothing here suggests it is about to get cheaper.

The Land Registry recorded 203 sales in the Tadworth area in the year to the end of May 2026, and the median price was £560,000. That median covers four quite different markets. The 39 flats sold went for a median of £280,000, the 46 terraces about £428,000, the 51 semis £570,000 and the 67 detached houses £986,000. Detached houses made up the biggest group of sales. On Walton Heath and up towards Kingswood, the conversation starts at a figure most people only see on a mortgage illustration.

In the twelve months to May 2026 the official house price index for the area rose 1.7%, to an average of about £483,000. Over five years the same index is up 11%. Flats did slightly worse over the latest year, down 0.5%. Both of those changes are small, and over that year the market here moved about as much as a cricket score in the first over. Anyone waiting for a price crash has picked a part of the North Downs where the sellers can afford to wait too.

Council tax tells the same story as the sale prices. The most common band in the Tadworth area is G, and only about 11% of homes are in bands A or B. Reigate and Banstead's band D bill is about £2,570 a year. Band H, at the top, is about £5,130. Ask which band a house is in at the first viewing, because in this area the gap between two neighbouring bands is real money every month.

For tenants, the Office for National Statistics puts typical private rent across the Reigate and Banstead borough at about £1,630 a month in April 2026, about 3% higher than a year earlier. That figure is a mean from the official rental index, not the asking rents of homes listed in Tadworth itself. Broken down by size across the borough, a one-bed averaged about £1,140, a two-bed about £1,480, a three-bed about £1,810 and a home with four or more bedrooms about £2,550. There are no figures for studios or single rooms.

Typical household income in the Tadworth area was about £67,000 in the financial year to March 2023. The Office for National Statistics models that figure before tax and averages it across the area's neighbourhoods. Gross is the important word there, because a lender looks at what is left after tax, and that figure is now a few years old. Against a £560,000 median, buying is a stretch on one local income alone. Most buyers bring equity from a previous home, and it shows.

Of the sales we can measure, the median price was about £5,560 per square metre. That covers the 140 sales, 69% of the total, whose floor area could be matched to an energy certificate. The typical home behind it has about 90 square metres of floor space. That sounds compact for the money until you count the garden, which the square-metre figure leaves out completely.

The 2021 census counted the bedrooms. About 8% of homes in the Tadworth area have one bedroom, 27% have two, 33% have three and 33% have four or more. The bigger homes make up a third of the stock and the one-beds barely register. That means a first-time buyer here is shopping in the smallest part of the market.

Tadworth is middling on cost. It is steep to buy into and the council tax is heavy, but prices are steady and you get more space and garden for the money than the price tag suggests.
