What do houses cost in Surbiton?

For anyone buying or renting in Surbiton.

A typical home in Surbiton costs just under half a million, and most of what sells is a flat. More flats change hands than every kind of house put together. Semis go for well over £800,000. Detached houses cross the million mark. Prices did nothing at all over the year. A flat gets you into Surbiton, and a house usually takes a talk with the parents about the deposit.

The Land Registry recorded 314 sales in Surbiton in the year to May 2026, at a typical price of about £490,000. That figure is set by the flats. There were 185 flat sales at around £409,000, then 49 terraced houses at about £685,000, 57 semis at about £814,000 and 23 detached houses at about £1,125,000. The gap between a flat and a terrace is roughly the price of a front door with nobody living above it.

Over the twelve months to May 2026, the house price index for the area showed an average of about £582,000 and a change of 0%. Flats in the same index were down about 2%. Neither figure moves the needle much, but flat owners have had the slightly worse year. A flat market drifting gently backwards is the sort of detail sellers leave out and buyers in a hurry miss.

The most common council-tax band in Surbiton is Band D, and only about 7% of homes fall into Bands A or B. A Band D bill runs to about £2,609 a year. The cheap end of the list is thin, so a flat at the bottom of the price range can still land in a middling band. That's a healthy figure for a couple. Even so, a typical semi at over £800,000 is a long way past what that income borrows on its own. Gross income also looks better than what actually lands in the account, and in Surbiton the gap shows by the second viewing.

Of the sales that could be matched to an energy certificate's floor area, the typical price came to about £7,200 per square metre over the same twelve months. That covers 154 sales, or about 49% of all sales, and the typical home among them has about 101 square metres of floor area. The other half didn't make it into the measure, so read the figure as a rough guide to the stock.

At the 2021 census, about 20% of Surbiton's homes had one bedroom, 35% had two, 24% had three and 21% had four or more. Two bedrooms is the most common size by a distance. Since that's also where most flats sit, the typical Surbiton purchase is a two-bed flat priced like a house somewhere further out.

Surbiton is middling for value. Flats are within reach of good incomes, while houses ask for family money or a lot of patience.
