What do houses cost in Stratton St Margaret?

For anyone buying or renting in Stratton St Margaret.

A typical house in Stratton St Margaret sells for about £285,000, and nobody has to pretend it's worth more. A semi goes for a little under £300,000. A terrace comes in around £255,000. A flat costs less than half the price of a semi. The buyer here is paying for a three-bed and a driveway, not a postcode.

The Land Registry recorded 248 sales in the year to May 2026, at a median of £285,000. Semi-detached houses made up the biggest share, 108 sales at a median of £295,000. Terraces followed with 80 sales at £255,000, then 42 detached houses at about £376,000. Only 18 flats sold, at a median of about £143,000. The detached premium is real but not ruinous, which is how you know the market hasn't been discovered by anyone with a lifestyle blog.

The official house price index for the area rose 2.6% in the twelve months to May 2026. That is a small move, and it should be read as one: a housing market ticking over, not a gold rush. Flats went the other way, slipping 0.9% over the same year. A one-bed flat is the one thing here that is getting cheaper, which the flat-sellers' agents will describe as "an opportunity".

Council tax is centred on band C, the most common band in the area, and 30% of homes sit in the two cheapest bands, A and B. A band D bill runs to about £2,440 a year, the figure most readers can hold up against their own and wince at, or not.

Renting is priced at the Swindon level rather than Stratton's own. The typical private rent across the Swindon area was about £1,080 a month as of April 2026, an average from the Office for National Statistics index rather than a median of advertised listings. By size, that average was about £810 a month for a one-bed, £980 for a two-bed, £1,210 for a three-bed and £1,640 for four bedrooms or more. There are no reliable figures for studios or rooms, so anyone quoting one is guessing.

Household income is the other half of the sum. The average gross household income, before tax, was about £51,000 in the financial year to March 2023, a modelled figure for that year rather than a current one. Against a £285,000 median, a couple on that income is looking at a stretch that most mortgage lenders would recognise as normal rather than heroic. Nobody here is buying on three incomes and a parental loan to get a two-bed.

Price per square metre gives a cleaner comparison. Across the sales that could be matched to an energy certificate's floor area, 95% of them, the median worked out at about £3,500 a square metre, with a typical floor area behind it of 83 square metres. That is family-house space at a price that doesn't require a family trust.

The housing is built for households, not for singles. At the 2021 Census, 47% of homes had three bedrooms and 21% had four or more, while 24% had two and 8% had one. Three-bed searchers will find the most choice. One-bed hunters will spend more time on the property portals than in the viewings.

Price is where Stratton St Margaret wins outright: family-sized houses, a steady market and sums that add up on an ordinary salary. The only people who will find it expensive are the ones comparing it with a flat.
