Who lives in Stoke-sub-Hamdon?

For anyone buying or renting in Stoke-sub-Hamdon.

Mostly people who already own the house they are standing in. About two-thirds own. The median age is 49. A third rent, and more of that is social housing than private landlords. This is not a dormitory for young commuters, and not a retirement colony either. It is a settled village where the turnover is generational rather than annual.

The 2021 census, which is the source behind every population figure on this page, puts owner-occupation at about 65%, private renting at about 13% and social housing at about 20%. That last share is the one that catches people who assume a Somerset village means cottages and equity all the way down. Social tenure here is the larger half of the rental market, not a footnote to it.

The median age is 49, and the 25 to 44 age group accounts for about 21% of residents. That produces a village where the school run and the retirement lunch happen on the same street, with a thinner band of people in the middle than a town of the same size would carry.

Modelled household income for the area ran at about £52,000 a year gross, before tax, in the financial year to March 2023, with a modelled net figure of about £36,900 once tax comes out. Both describe that year rather than this one, and both describe whole households rather than one person's salary, which matters in a place where two earners are doing the work of one commuter's wage.

Families are here without running the place. Couples with children make up about 19% of households, and lone-parent households about 10%.

Single-person households account for about 31% of the total, and single pensioners about 18%, that second figure sitting inside the first rather than alongside it. Nearly a third of front doors here have one person behind them, which is why the village is quieter on a weekday afternoon than the size of the housing stock suggests.

On qualifications, about 28% hold something at degree level, about 17% hold none at all, and about 2% are full-time students. That is a broad spread of educational backgrounds rather than a graduate enclave, and the spread is a description of who lives here, nothing more.

Around 79% of residents report good or very good health, with about 6% reporting bad or very bad. Across the wider Somerset council area rather than this village specifically, the preventable mortality rate comes out better than England's and adult smoking similar to England's. Those are council-wide benchmarks and carry no message about any particular street.

The underlying measures put this on the softer side of the county: modest household incomes, an older profile, and a fifth of homes in social tenure. Anyone arriving with the Somerset of the weekend supplements in mind will meet the working version instead, which changes hands less often and makes considerably less noise about itself.
