What do houses cost in Stanwell?

For anyone buying or renting in Stanwell.

About £390,000 buys the typical Stanwell home. A flat costs about a quarter of a million. A semi costs well over half a million. Prices have slipped over the past year. It is Surrey money, with a cargo terminal over the back fence.

The Land Registry recorded 86 sales in the year to May 2026, at a median of £390,000. The 34 flats sold for a median of about £252,000, and the 30 terraced houses for £420,000. The 18 semis reached £512,500. Only four detached houses sold, at a median of £475,000, and four sales are too few to price a whole category. Here the semi is the expensive end of the market. A detached house comes up about as often as a quiet flight path.

The official house price index for the area fell 3.5% in the twelve months to May 2026, and 0.9% in May alone. Flats fell faster, down about 6% over the year. Over five years the index is still up about 11%. A dip of a few per cent gives a buyer some room to negotiate, and it is far too small to call a crash.

Band D is the most common council-tax band in Stanwell, and only about 11% of homes are in the cheapest bands, A and B. A Band D bill here comes to about £2,530 a year. A starter flat is unlikely to land in a starter band.

Spelthorne's typical private rent, a mean from the Office for National Statistics' price index, was about £1,630 a month in April 2026. Across the borough, a one-bed averaged about £1,190, a two-bed £1,520, a three-bed £1,770 and four bedrooms or more £2,400. These are borough averages and not rents measured in Stanwell, and the index does not publish studio or room rents. A three-bed rented anywhere in Spelthorne costs much the same each month whether or not the landlord's freight is arriving next door.

The Office for National Statistics models gross household income in Stanwell, before tax, at about £58,900 for the financial year to March 2023. That figure is several years old, and the house prices above are current. Set against each other, a flat looks like an ordinary single-income mortgage. A semi needs two incomes and a large deposit. Most households here can reach the bottom of the market, and the top of it is a stretch.

Of the sales that could be matched to a floor area on an energy certificate, about 81% of them, the median price was about £5,200 per square metre. The typical home behind that figure has about 71 square metres of floor space. That is a compact post-war home, priced like part of Surrey. Check the floor area on the energy certificate before a viewing, because a room that looks like a double in photos can turn out to be a single.

At the 2021 census, about 42% of Stanwell households had three bedrooms, 26% had two and 20% had one. Only 12% had four or more. Families who need a fourth bedroom will be competing for the same few houses, and they tend to recognise each other's cars on viewings.

Houses in Stanwell are middling to good value for Surrey. The flats and terraces are within reach, and the semis cost more than most people expect for a home next to an airport.
