What do houses cost in Staines-upon-Thames?

For anyone buying or renting in Staines-upon-Thames.

A typical home in Staines costs about £450,000, and this year the buyer holds the better cards. A flat comes in under £300,000. A detached house runs to about £620,000. Prices are down on a year ago, and flats are down most. Sellers are hearing the number they least wanted, which is the only number that matters to anyone buying.

The Land Registry recorded 241 sales in the year to May 2026, at a typical price of about £450,000. Semis were the busiest type with 77 sales at about £500,000, followed by 69 flats at about £293,000, 62 terraces at about £445,000 and 33 detached houses at about £620,000. With only 33 detached sales behind it, that top figure can move a long way on a handful of big riverside houses changing hands.

The official house price index for the area put prices about 4% lower in the year to May 2026, and about 1% lower than the month before. Flats did worse, down about 6% over the year. Over five years the index is still up about 11%, so the drop has taken back part of a rise without undoing it. First-time buyers looking at flats get the best of that. Flat owners hoping to trade up to a semi get the worst of it, because their side of the swap fell further than the side they are buying into.

Band D is the most common council-tax band here, and only about 4% of homes sit in the two cheapest bands, A and B. A band D home pays about £2,526 a year. The house may have got cheaper over the year; the band it is in stayed exactly where it was.

Spelthorne's typical private rent runs to about £1,630 a month as of April 2026, an average across the whole borough taken from the Office for National Statistics rent index. By size, that is about £1,185 for a one-bed, about £1,520 for a two-bed, about £1,770 for a three-bed and about £2,400 for four bedrooms or more. Borough rents were up about 1% on a year earlier. Renters had the opposite year to buyers.

Household income in Staines averaged about £66,000 before tax in the financial year to March 2023, an Office for National Statistics model averaged across the surrounding neighbourhoods, or about £47,000 once tax comes off. Set against a typical price of £450,000, that is a two-salary market, and a semi here assumes both salaries keep turning up. The income figure is three years old and gross; the mortgage payment is neither. In a town where about 28% of postcodes are in the Environment Agency's highest river flood zone, price the buildings insurance at the same time as the mortgage, because the premium belongs in the monthly sum.

Measured by floor area, homes sold for a median of about £5,330 a square metre, across the roughly 75% of sales that could be matched to an energy certificate. The typical home behind that figure has about 86 square metres of floor space. The rest of the sales had no certificate to measure them against, so the figure describes most of the market and leaves out a quarter of it.

At the 2021 Census, about 36% of homes in Staines had three bedrooms, about 27% had two, about 22% had four or more and about 15% had one. The three-bed is the town's standard issue, and it is also where most buyers end up competing with each other.

Staines is middling on cost: too dear to buy on one wage, workable on two, and a little cheaper this year than last for anyone on the buying side of the table.
