What do houses cost in St Agnes, Cornwall?

For anyone buying or renting in St Agnes, Cornwall.

About £450,000 for a typical house, which is serious money for a village that used to be paid in tin. Detached stock is where the weight of the market sits. Terraces are the cheap end, and there are barely any. Fewer than fifty homes changed hands in a year. This isn't a market so much as a queue.

The Land Registry's sales for the year to May 2026 put the median at £450,000 across 48 transactions. Detached houses accounted for 29 of those at a median of £532,000. Semis came in at about £434,000 across ten sales, and terraces at £283,000 across eight. That last figure is the one worth staring at: the affordable route into St Agnes exists, and it amounted to eight front doors in twelve months.

The published house price index for the area stood at roughly £280,000 as of May 2026, up 4% over the preceding twelve months. Flats moved differently, down by less than half a percent over the same period, which is a flat line rather than a story. The index covers a wider area than the village and runs on a different basis to the sold-price median above, so treat it as direction rather than a price tag.

Council tax lands mostly in band D, with a band D bill of around £2,590 a year. About 25% of dwellings sit in bands A or B, a leftover from valuations set long before the coast became a national shopping destination. It means a share of the village is paying rates that no longer bear any relationship to what the house next door just sold for.

Renting is softer, though the figure available is an area one. The typical private rent across the Cornwall area is about £1,000 a month, which is a mean from the national rent index rather than an average of what's currently advertised in the village. By size, one-bedroom places run at about £690 a month, two-bedrooms around £880, three-bedrooms about £1,080, and four or more about £1,510.

Against local earnings, the numbers are unkind. Modelled gross household income for the area, before tax, was roughly £51,000 in the financial year to March 2023. Set that beside a £450,000 median and the arithmetic stops being a conversation about mortgage products and starts being a conversation about where the deposit came from. Plenty of buyers here arrive with equity from somewhere else, and the market has priced accordingly.

Per square metre, the sales that could be matched to an energy certificate's floor area, roughly 52% of them, ran at about £4,580. The typical matched home measured 81 square metres. So the coastal premium isn't buying volume. It's buying the postcode wrapped around a fairly ordinary amount of floor.

The housing itself skews larger in rooms than in metres. Census counts put 37% of households in three-bedroom homes and 31% in four or more, with 23% in two-bedrooms and 9% in one. Combine that with the floor areas and the shape of the place becomes clear enough: bedrooms carved out of buildings that were never generous to begin with, plus a good number of properly big houses whose owners are not selling any time soon.

On cost, St Agnes is one of the harder places on this coast to get into and among the weaker propositions for value. The view is included. Everything else is extra.
