Owners, mostly, and mostly mid-career. Three in four households own their home. The typical resident is under forty. Hardly anyone is a student. Southwater is a village of people who've already made their big decisions and are now paying them off.
About 76% of households own their home, outright or with a mortgage. About 11% rent privately and about 10% rent from a social landlord. Renters are a minority here, and the village's estate agents know exactly which side of that split pays their bills.
The median age is 39, younger than the retirement-village image might suggest, and about 24% of residents are aged 25 to 44. That's the age group with the mortgage, the career and, as often as not, the children's party diary. The pensioners are here too, but they don't set the pace.

About 24% of households are one person living alone, and within that group about 12% of all households are a single pensioner. Families aren't the whole village, but they set the rhythm: weekday mornings are about getting out of the door, and Saturdays belong to the junior football fixtures.
About 33% of residents hold a degree-level qualification, about 11% hold no qualifications, and about 2% are full-time students. It's a broad mix, neither a graduate enclave nor a place the universities forgot. The low student share tells you as much as anything else here: people come to Southwater once the studying is done and the house hunting has started.
Of Southwater's roughly 11,660 residents, 788 live in communal settings such as care homes rather than private households. That's enough to register, but not enough to change how the household figures above should be read.
Southwater's people are one of its real strengths: settled, owner-occupied, financially secure and at the stage of life where they intend to stay put. Anyone joining them should expect neighbours who notice when the hedge needs cutting.
