What do houses cost in Southwater?

For anyone buying or renting in Southwater.

About £425,000, and the detached houses set the pace. Flats are the only cheap way in. Detached homes clear half a million without trying. Prices have barely moved in a year. You're paying for quiet and a garage, not glamour, and the price reflects that honestly.

In the Land Registry's figures for the year to May 2026, 109 homes sold in Southwater at a median of about £425,000. Split by type, detached houses went for around £580,000 across 41 sales, semis for around £443,000 across 22, terraces for around £360,000 across 29, and flats for around £215,000 across 17. Detached homes were the most common sale, which tells you who's doing the buying: households trading up, not first-timers trading in. Flats changed hands in the smallest numbers of any type.

The official house price index for the area rose 1.3% in the twelve months to May 2026, which is a rounding error dressed up as a headline. Flats in the index fell 1.7% over the same period. Neither figure is a crash or a boom. They're the sound of a market holding still while estate agents insist it's "resilient".

Council tax most often lands in Band D, and only 11% of homes sit in the two cheapest bands, A and B. A Band D bill runs to about £2,441 a year, which is the number to set against whatever you pay now. Buyers moving up from a Band B flat tend to notice the difference in the first direct debit.

Renting isn't much of a bargain either. The typical private rent across the Horsham area was about £1,450 a month in April 2026, up 3.8% on a year earlier. That's a district average from the Office for National Statistics' rent index, not a median of Southwater listings, so treat it as the going rate nearby rather than a quote for any street here. By size, a one-bed averages about £1,010 a month, a two-bed about £1,330, a three-bed about £1,670 and a four-bed or bigger about £2,390. No reliable figures exist for studios or single rooms, so none are given here.

Median gross household income across the area, before tax, was modelled at about £70,000 for the financial year to March 2023. That's comfortably off, but a median-priced house still sits a long way above it. Most buyers here arrive with equity from a previous sale or a second income doing its share. The terraces and flats are within reach on a single good salary. The detached market mostly isn't, and it doesn't pretend to be.

Of the sales that could be matched to an energy certificate's floor area, 89% of the total, the median price was about £5,060 per square metre, with a typical floor area of around 80 square metres behind it. It's a useful yardstick for comparing Southwater with the next village on your list. It won't price a specific house, because the conservatory and the corner plot don't show up in the maths.

At the 2021 Census, about 8% of households had one bedroom, 23% two, 35% three and 34% four or more. Most of the stock is family-sized, so anyone searching for a starter two-bed is choosing from under a quarter of the village and competing with every downsizer who had the same idea.

Southwater is priced squarely in the middle for this part of Sussex. It isn't a steal and it isn't a scandal, and anyone promising either is selling something.
