What do houses cost in Southborough, Kent?

For anyone buying or renting in Southborough, Kent.

About £470,000 for the typical sale, and that's the middle of the range, not the bottom. Detached houses are in a different league. A flat is the only way in under a quarter of a million. Prices haven't moved in a year. They've stalled, and they stalled high.

The Land Registry recorded 91 sales in the twelve months to late May 2026, with a median of £470,000. By type, the medians were about £824,000 for a detached house, £480,000 for a semi, £375,000 for a terrace and about £231,000 for a flat. Semis made up the biggest group, with 34 sales, against 23 terraces, 22 detached houses and 12 flats. The overall median lands almost exactly on the semi price. That isn't a coincidence: semis are the most common thing for sale here. Anyone hoping a £470,000 budget stretches to a detached house needs to look again.

The house price index for the area put the average price at about £452,000 in May 2026, with no change at all over the previous twelve months. Flats did worse, down about 3% over the same year. Neither figure is a crash. The only direction of travel on offer is sideways, with flats drifting slightly down, and anyone selling a flat has spent the year finding out.

Council Tax Band C is the most common band in Southborough, and only about 15% of homes sit in Bands A or B. A Band D bill here is about £2,446 a year, which is the number to set against whatever you pay now. Cheap-to-run homes are few, and they sell quickly.

Renting is no escape route. The typical private rent across the Tunbridge Wells area was about £1,510 a month as of April 2026. That is a borough-wide average from the Office for National Statistics index, not Southborough's own figure and not a median of advertised listings. By size, the borough averages are about £1,040 for a one-bed, £1,380 for a two-bed, £1,670 for a three-bed and £2,430 for four bedrooms or more. No reliable figure exists for studios or rooms, so there isn't one here.

Modelled gross household income, before tax, averaged about £63,000 across the area in the financial year to March 2023. That figure is a few years old and describes that year, not this one. Set against a £470,000 median sale, it makes buying a stretch for an ordinary local household, which is why so many buyers here arrive with equity from a previous sale or an unusually cheerful mortgage adviser.

Of the sales that could be matched to an energy certificate, about 82% of the total, the median price was about £4,980 per square metre, on a typical floor area of about 95 square metres. That is a mid-sized family house, priced like one in a borough that knows what its houses are worth.

At the 2021 Census, about 13% of Southborough households had one bedroom, 28% two, 35% three and 24% four or more. Three bedrooms is the most common size, which suits family buyers, who then compete with each other for the same houses.

Southborough is expensive and holding its price, with flats as the only part of the market giving ground. For value it sits below the middle. You get a solid family house at a firm price, and the discount is smaller than the address might lead you to expect.
