What do houses cost in Slough?

For anyone buying or renting in Slough.

Houses in Slough cost about £400,000, which is more than the jokes would have anyone budget for. A flat is the cheap way in. A detached house is a different budget altogether. Prices have dipped over the past year, flats most of all. The town is mocked like a bargain and priced like the Thames Valley.

On the Land Registry's figures for the year to May 2026, the typical sale price in Slough was about £407,000, across 737 sales. Flats went for about £226,000, terraced houses for about £405,000, semis for about £485,000 and detached houses for about £670,000. Those 737 sales included 240 terraces, 207 semis, 195 flats and only 95 detached houses. A terrace and the overall typical price are almost the same number, because in Slough the terrace is the typical house.

The house-price index for Slough fell about 4% in the twelve months to May 2026, with an average price of about £330,000 on the index's own measure. Flats did worse, down about 8% over the same year. That is a soft market, and flat owners are the ones feeling it most. Sellers of one-bed flats near the station are learning what the last few years of new building did to their part of the market.

Band C is the most common council-tax band, and about 20% of homes sit in bands A or B. A band D bill runs to about £2,410 a year, which is the figure to set against whatever council tax is being paid now. Slough was built in post-war semis and flats, and the tax bands show it, with most homes in the middle bands and few in the cheapest.

Across Slough as a whole, the typical private rent was about £1,570 a month in April 2026, up about 3% on a year earlier. That is an average taken from the Office for National Statistics' rental index, covering the whole borough. By size, it averages about £1,150 for a one-bed, £1,430 for a two-bed, £1,720 for a three-bed and £2,450 for four bedrooms or more. Rents went up over the year while sale prices went down, so landlords have had the better year.

The Office for National Statistics models the average household income in the area at about £63,000 a year before tax, for the financial year to March 2023. Against a typical sale price of about £407,000, the median house is a real stretch on one ordinary household income. A flat at about £226,000 is a much more realistic target. Incomes here look generous until income tax and a deposit have both been paid for.

The median price per square metre was about £5,110 in the year to May 2026, across the 86% of sales that could be matched to an energy certificate's floor area. The typical floor area behind that figure is about 80 square metres, which is a comfortable family home by Thames Valley standards. The other 14% of sales were not measured, so anything unusual among them does not show up in this figure.

At the 2021 census, about 17% of homes had one bedroom, about 26% had two, about 38% had three and about 19% had four or more. Three bedrooms is the most common size in Slough, which suits the families who move here for the schools. Anyone after a fourth bedroom will be competing with them.

Slough is middling on price. It costs proper Thames Valley money, and the one real discount this year has gone to buyers of flats.
