Who lives in Shinfield?

For anyone buying or renting in Shinfield.

Shinfield belongs to thirty-somethings with a mortgage, a degree and a calendar that is mostly school pick-ups. Three in four households own their home. The typical resident is 35. Half the adults hold a degree. This is a place at the most exhausting stage of adult life, and it has the income to show for it.

Ownership dominates. At the 2021 Census, which is the source for every population figure here, about 74% of households owned their home. About 10% rented privately and about 10% rented from a council or housing association. Landlords are a sideline in Shinfield, not the business model, and the letting boards are outnumbered by the "sold" ones.

The age profile is young for somewhere with a village green. The median resident is 35, and about 38% of people are aged 25 to 44. That is the age band that buys the three-bedroom house, fills it, and then starts measuring the loft. Shinfield has more people wondering whether they need a fourth bedroom than people wondering whether they need the stairs.

Money isn't the problem. The Office for National Statistics modelled gross household income, before tax, at about £75,000 for the financial year to March 2023. That figure is a few years old and describes that year, not this one. It is the income of households with two earners and a spreadsheet for the childcare.

The household mix leans towards families. About 36% of households are couples with dependent children, and about 10% are lone parents. About 16% are people living alone, and about 5% of all households are single pensioners, who are counted within that living-alone share rather than on top of it. Solo living is a minority habit here, and the minority is mostly not retired.

Qualifications run high. About 50% of adults hold a degree or equivalent, about 9% have no formal qualifications, and about 1% are full-time students. There is no university town nightlife hiding in these numbers. The graduates are here with the mortgage, not the student loan repayments on a flatshare.

Health is good on every measure the brief carries. About 90% of residents described their health as good or very good at the census. At the Wokingham local-authority level, not Shinfield's own, preventable deaths are better than the England average, and so is smoking, at about 7% of adults. Those are borough figures with an England benchmark, and they describe the borough, not any particular household on your street.

People living in care homes and other communal settings make up only 86 of Shinfield's 6,021 residents, too few to change how any of the shares above should be read.

The people are Shinfield's real strength: settled, working, well educated and healthy, with the age profile of a place that is still being lived in rather than retired to.
