What do houses cost in Shepton Mallet?

For anyone buying or renting in Shepton Mallet.

About £268,000 is the going rate. Terraces sit below it. Flats sit a long way below it. Detached houses are where the money goes and they rarely come up. Shepton Mallet is priced like somewhere people live rather than somewhere people visit, and the numbers are unsentimental about it.

The Land Registry recorded 137 sales in the year to May 2026, with the median at about £268,000. Split by type, terraces came in around £232,000 across 46 sales, semis around £281,500 across 48, detached houses around £357,500 across 24, and flats around £152,000 across 19. The spread is the useful part. The distance between a flat and a detached house here is wide enough that the word average stops meaning much the moment you settle on a property type.

The published house price index had the area average at about £281,000 as of May 2026, up about 3% over the preceding twelve months. Flats went the other way, down about 1% over the same period. Three percent is a nudge rather than a surge, and the flat figure is small enough to be noise rather than news.

Council tax follows the same shape. Band B is the most common band in the town, and bands A and B together account for about 52% of dwellings. A band D bill runs to roughly £2,560 a year, which is the number worth holding up against whatever you currently pay.

Renting is only published at county level, so treat it as an area typical rather than a street one. Typical private rent across the Somerset area comes to about £990 a month, a mean from the Office for National Statistics rent index rather than a median of advertised listings. By size that runs at about £670 for a one-bedroom, about £890 for two, about £1,100 for three, and about £1,580 for four or more.

Median household income across the area was about £52,700 before tax in the financial year to March 2023, a modelled figure describing that year rather than a live reading of today. Set against a median sale near £268,000, that is a stretch rather than a fantasy, which is more than most of the country manages to say about its own housing.

Measured by floor area, the median comes to about £3,170 per square metre across the sales that can be matched to an energy certificate's floor area, which is about 85% of them. The typical matched home measured about 83 square metres. That is a three bedroom house in most people's heads and a fairly compact one in the hallway.

On the Census 2021 count of what actually exists, about 41% of households have three bedrooms, about 29% have two, about 19% have four or more, and about 11% have one. Three bedrooms is the default to a degree that shapes what reaches the market, so anyone hunting a one bedroom flat is fishing in a small pool.

Affordability is the strongest thing Shepton Mallet has going for it, and it wins by a distance rather than by a whisker.
