Who lives in Shenley?

For anyone buying or renting in Shenley.

Most people in Shenley are homeowners in early middle age. Seven in ten households own their home. The typical resident is in their forties. One household in six rents from a social landlord, more than rent privately. Students are almost nowhere to be seen. It's a mixed village of settled owners, some of them on tight budgets.

At the 2021 Census, Shenley had 4,215 residents in 1,613 households, and every population figure on this page comes from that census. About 70% of households own their home, about 17% rent from a council or housing association, and about 11% rent privately. Private landlords hold the smallest share of the three. Anyone hoping to rent a family house here will find very little to choose from.

The median resident is 43, and about 23% of residents are aged 25 to 44. A median of 43 puts most residents at the stage of life where people have bought a house and are paying it off.

The Office for National Statistics models median household income across Shenley's area at about £71,000 before tax for the financial year to March 2023. That's a modelled estimate for a wider statistical area, three years out of date, and measured before tax and National Insurance. The mortgage gets paid from a smaller number.

Shenley's household mix is broad. Couples with dependent children make up about 26% of households, lone parents about 13%, and people living alone about 21%. Single pensioners, about 10% of all households, are counted within that last group. About 86 residents live in communal settings, such as care homes. For a village with this many four-bedroom houses, a fair number of households are just one person.

About 39% of adults hold a degree-level qualification, and about 15% have no formal qualifications. Full-time students are about 1% of residents. The village has both a sizeable graduate group and a real share with no qualifications, and the two groups often live on the same streets. Parish registers from 1657 record coachmen, bailiffs, shoemakers and brick-makers working for the country estates, so Shenley has always had a range of incomes and trades. It just has more home offices now.

Shenley has a middling mix of people, mostly owners with a solid share of renters. It's comfortable without being exclusive.
