What do houses cost in Shenley?

For anyone buying or renting in Shenley.

A typical house in Shenley sells for about £600,000. Detached houses go for nearer three-quarters of a million. Even the terraces need close to half a million. Three-bedroom homes are the most common, and four-bedroom houses aren't far behind. The price comes from the size of the houses, because almost nothing here is small.

The Land Registry recorded 32 sales in Shenley in the year to May 2026, at a median of about £598,000. The 13 detached houses went for a median of £730,000, the eight semis for about £562,000 and the ten terraces for about £474,000. With totals this small, one big detached sale more or less can move the headline. Prices like this aren't new. In 1754 the parish was assessed as one of the wealthiest in the county, and by 1823 its rateable value was among the highest in Hertfordshire.

The official house price index for the area rose about 3% in the twelve months to May 2026, to an average of about £562,000. Flats rose by under 1% over the same period, which is close to standing still. Over five years the index is up about 8%. Those are past changes for the whole index area, and they say nothing about what next year will do.

Band D is the most common council-tax band in Shenley, and bands A and B together cover only about 5% of homes. In Hertsmere a band D home pays about £2,406 a year. The list goes a long way up, with 320 homes in band F, 270 in band G and 30 in band H, the top band, which costs about £4,812 a year. Band G alone has 270 homes, while band A has 30. The sales that could be matched to an energy certificate, about 88% of them, give a median of about £6,700 per square metre. The typical floor area behind that figure is 90 square metres. That's a mid-sized family house, at a price per square metre that leaves very little room for a cheap option.

At the 2021 Census, about 6% of Shenley's households had one bedroom, 22% two, 40% three and 32% four or more. The one-bed flat, the usual first step onto the ladder, is close to missing here. Shenley has relatively few small homes, so buyers who need one have very little to choose from.

On price, Shenley is a poor bet for anyone counting every pound. Big houses and high bands set the cost of getting in, and that cost stays high whichever size you look at.
