What's the area around Seven Kings like?

For anyone buying or renting in Seven Kings.

The area around Seven Kings is packed with terraces and surprisingly well supplied with parks. Grass is a couple of minutes from most front doors. Water is closer than anyone expects. Shops run into the hundreds, and the pubs can be counted on one hand. Plenty of green, not much to drink.

The average home in Seven Kings is about 170 metres from the nearest public green space, and has about 23 within a kilometre. Valentines Park is the big one. Its railings, gates and gatepiers are listed, which is more ceremony than most front gates here get.

Water is about 430 metres from the average home, with around 19 stretches of it within a kilometre. It is close enough that a short walk counts as a walk by the water.

The National Cycle Network keeps its distance, about 3.3 kilometres from the average home, and no postcode in the area counts as close to it. The 1% of residents who cycle to work seem to have taken the hint.

The high street side is all shops. The rated-premises count for Seven Kings comes to 364 shops, 17 restaurants and three pubs. With three pubs between all those streets, your local is allocated, like a school place.

Fine-particle pollution across Redbridge averaged about 9 micrograms per cubic metre in 2024, a figure for the whole borough and not for any street in Seven Kings.

The place is Edwardian and interwar terraces laid out after the Great Eastern Main Line arrived, with Seven Kings Rail Station in the middle and Goodmayes running into it to the east. Little Heath and Mayfield conservation areas hold some of the better-kept streets, and Valentines Mansion lends its name to a third. The name was written as Sevekyngges in 1285, and since then the place has gained a railway and lost several letters.

The area has about 38,700 square metres of private garden for every 1,000 residents. These are the strips behind terraced houses, narrow and long, and between them they add up to a lot of hidden green that is never seen from the street.

The valuation list counts 664 rateable premises in Seven Kings, dominated by shops, with 54 offices next in line and the rest spread across smaller categories such as restaurants. These are premises on the rating list, which is not the same as businesses open on the day you visit. The shopping parades did not grow up around the pubs.

Of the 191 food premises with a hygiene rating, about 52% hold the top score and about 7% sit at the bottom. Just over half the kitchens get top marks, and the menu won't tell you which half.

No protected landscape overlaps Seven Kings. There is no area of outstanding natural beauty, no site of special scientific interest and no ancient woodland. The nature here is municipal, kept by the council and open to anyone with a dog lead.

Seven Kings has more green around its terraces than anyone would guess from the train window, which makes the surrounding area excellent.
