What do houses cost in Send, Surrey?

For anyone buying or renting in Send, Surrey.

About £615,000, and that's the friendly end of the conversation. Detached houses cost a lot more. Terraces hardly ever come up. Prices have slipped over the past year without getting cheap. Send is where buyers land after a few rungs, not where they start.

The Land Registry recorded 62 sales in the year to mid-May 2026, at a median of about £615,000. The split by type is sharp. The 29 detached sales had a median of about £870,000 and the 28 semi-detached sales about £529,000. Only four terraced houses sold, at a median of around £511,000, and four sales is an anecdote, not a market. What people mostly buy here is a detached or semi-detached house, and the price follows from that.

The house price index for the area was down about 6% in the year to May 2026, putting the average at about £522,000. Flats fell further, down about 8%, to an average of about £266,000. Those are published changes for the index area, not a forecast. For a seller they're a reason to be realistic about the asking price. For a buyer they're room to negotiate, not a clearance sale.

The most common council-tax band is E, and only 6% of homes are in bands A or B. A band D bill runs to about £2,550 a year, and band H to about £5,100. This is a council-tax list with very little at the bottom of it.

Renting is priced at borough level. Typical private rent across the Guildford area was about £1,720 a month as of April 2026, up about 6% on the year. That's a mean from the Office for National Statistics' rent index, not a median of listings. By size, it's about £1,170 for a one-bed, £1,520 for a two-bed, £1,840 for a three-bed and £2,510 for four bedrooms or more. No studio or room figures are available, and Send has few of either anyway.

Gross household income here was modelled at about £72,000 for the financial year to March 2023, before tax. That's a comfortable income by most measures, and the median sale price still sits a long way above it. Buyers here tend to arrive with equity from a previous sale or a large deposit, not a first-time mortgage and hope. Anyone planning to buy on salary alone should run the lender's calculator before booking a viewing.

Of the sales that could be matched to an energy certificate's floor area, 52% of the total, the median price was about £5,570 per square metre. The typical floor area behind that figure is about 104 square metres. That's a family house with room for a desk that isn't the kitchen table. It isn't a mansion.

The Census 2021 bedroom mix explains why the prices look the way they do. Only 4% of homes have one bedroom and 15% have two. 38% have three, and 43% have four or more. The small homes that keep other villages within reach of younger buyers barely exist here.

Send is a poor place to look for value. Prices are high for what the income supports, the cheap end is almost empty, and the year's dip is a discount on a premium, not an opening.
