Who lives in Seaford?

For anyone buying or renting in Seaford.

Older owner-occupiers, largely alone. Roughly three-quarters of the housing stock is owner-occupied. The typical resident is 55. A third of households are single-person, and about a fifth of all households are single pensioners specifically. This is a coastal town whose demographic settled its shape a while ago and shows no obvious sign of unsettling.

On tenure, ownership is the majority answer by a wide margin. Just over three in four homes are owner-occupied. Renters together make up roughly a quarter, split about two-to-one between private and social. That is heavier on ownership and lighter on private renting than the national mix, and reflects both the age profile of the town and a housing stock bought decades ago and held. Landlords are here in some numbers, but they do not set the tone. Owner-occupiers do, and they have set it in the direction of continuity.

Seaford sits at the older end of the East Sussex spread. The mid-career 25 to 44 bracket, which dominates most inland towns of comparable size, is a minority slice here at less than one in five. Retirees and near-retirees are the plurality on the streets during the day. About a third of residents also work from home, which is high for a coastal town and reshapes the daytime rhythm of the place. When the work-from-home cohort is upstairs at their desks and the retired cohort is out walking the coast, the town centre looks lightly used but never quite empty.

Median household income before tax runs around £49,600. Net of tax and deductions it lands closer to £38,500. That is neither poor nor prosperous by south-east standards. It reflects a mix of retirement households on pensions accumulated during the era when defined-benefit was normal, remote professionals earning London salaries from a Sussex address, and public-sector workers doing the day-to-day work of running the town. About a third of residents hold a degree-level qualification. About one in six holds no formal qualification at all. That gap is the clearest fault line in the town's demographic picture.

On household make-up, the town is a mix of settled units and single-person homes. Just over a third of households live as single-person units. Around one in seven is a couple with children. Around one in thirteen is a lone-parent household. Single pensioners specifically account for roughly a fifth of the total, which explains most of the single-person count. On car ownership, about a fifth of households run no car and roughly a third run two or more, which tracks with a town where public transport is present but thin. The overall picture is of a demographic that arrived, put down roots, and is not planning on moving.

An older, more settled, more owner-occupied town than the average by every measure the numbers offer. If you are downsizing from somewhere bigger and looking for peers, you will find your people here without much effort. If you are twenty-eight and looking for a scene, Seaford is not currently offering one.
