Who lives in Sandleheath?

For anyone buying or renting in Sandleheath.

Sandleheath is lived in by people who already own the house and have no plans to move out of it. Roughly three quarters own. The median resident is in their early fifties. A quarter of households are one person on their own, and about one in seven is a pensioner living alone. This is not a place people pass through on the way to somewhere better. It is a place people arrive at and then stop.

The 2021 Census, which is the source for every population figure here, puts owner-occupation at about 77% of households, with about 14% renting privately and about 9% in social housing. Where three in four households own outright or on a mortgage, the rental market is less a market than a question of what happens to be free that month.

The median age is 53, and residents aged 25 to 44 make up about 17%. Put those side by side and you get a village that quietly skipped a generation. There are children here and there are grandparents here, with a thin band in between doing the things people in their thirties usually do somewhere with a train station.

Household income was modelled at about £61,000 gross, before tax, for the financial year to March 2023, which means it describes that year rather than this one. The word gross is earning its place in that sentence, because the number most people hold it up against in their head is what actually lands in the account.

About 25% of households are a single person living alone, and about 15% are a pensioner living alone, that second group sitting inside the first rather than alongside it. Couples with children account for about 19%, and lone parent households about 6%. A quarter of the front doors in the village open onto one person's post, which shapes everything from how the shops trade to how quickly anyone notices a burst pipe.

On qualifications, about 35% of residents hold something at degree level and about 15% hold none at all, with full-time students at about 1%. It is a mixed profile rather than a uniform one. The student share is the line that says most: whatever this village is for, nobody is staying here to study.

One thing worth knowing before reading any of those household shares. Of the 2,574 people counted in the area, about 2,445 live in private households and 129 live in communal establishments, a category that covers care homes and similar settings, of which there are 2 locally, both holding a good or better rating from the Care Quality Commission. Those 129 residents sit outside every household percentage above.

The population here is middling in the way a good deal of comfortable rural England is middling: owning, ageing, doing reasonably well and entirely unbothered about it. Nobody arrives in Sandleheath looking for a fascinating cross-section of humanity. They arrive looking for neighbours who will wave and then leave them to it.
