Who lives in Rotherfield?

For anyone buying or renting in Rotherfield.

Settled homeowners past fifty, most of whom have finished moving house for good. Three in four own their home. Four in ten adults have a degree. One household in five is a pensioner living alone. Rotherfield is where the property ladder ends and the garden begins.

At the 2021 census, which is the source for every population figure here, Rotherfield had 1,219 residents in 563 households. About 77% of households own their home, about 11% rent privately and about 11% rent from a social landlord. For a village this pretty, the social renting share is higher than the prices would suggest, and the private rental market is thin enough that a new tenant will be recognised at the village shop.

The median resident is 54. People aged 25 to 44, the years when most buyers start families and careers, make up about 17% of the population. That is not a village without young adults. It is a village where they are the minority and the committee meetings reflect it.

Modelled household income averaged about £68,560 before tax in the financial year to March 2023. It is a comfortable figure, and it is also a few years old, so it describes the village as it was rather than as it is today. Combined with the high level of ownership, it describes households where the mortgage is either small or gone.

Household make-up tells the same story from another angle. About 31% of households are one person living alone, and about 21% of all households are a single pensioner, a subset of that first group rather than an addition to it. Couples with dependent children make up about 16% of households, and lone parents about 7%. The village is built from big family houses, and a good many of them now hold one or two people who raised a family there and saw no reason to leave the view.

Qualifications run high. About 40% of adults hold a degree or equivalent, about 12% have no formal qualifications, and full-time students make up about 1% of residents. Students are close to absent, which is what happens when the nearest lecture hall is a long drive and the nearest rent is a family house.

The people are one of Rotherfield's real strengths: comfortable, rooted and mostly here for the long haul. A buyer moving in joins a village of neighbours who have time to get to know them, whether or not that was part of the plan.
