What do houses cost in Roche?

For anyone buying or renting in Roche.

Around £230,000 is the middle of it. Semis are the cheap end. Detached is where the money actually goes. Most homes sit in the two cheapest council tax bands. In Roche the gap between house types matters far more than the address does.

The Land Registry recorded 25 sales in the year to April 2026, at a median of £230,000. Detached homes came in at a median of about £360,000 across five sales, terraces at about £225,000 across nine, and semis at about £216,000 across ten. The semi and the terrace are effectively the same money. Detached is a separate bracket that happens to share a postcode. Twenty-five sales across a whole year is a small sample, so read those medians as the shape of the market rather than a valuation of your particular street.

The published house price index put the average for the area at about £280,000 as of May 2026, up 4% over the previous twelve months. Flats went the other way over the same period and hardly moved at all, down 0.4%, on an average of about £147,000. Those are recorded changes rather than forecasts, and a fraction of a percent on flats is noise, not a story.

Council tax lands low. Band B is the most common band and about 65% of dwellings sit in band A or B. A band D bill in this area runs to about £2,590 a year, which is the number worth holding up against whatever you pay now, given that most homes here are billed below it.

Renting is only published at county grain. The typical private rent across the Cornwall area is about £1,000 a month as of April 2026, and that is a mean from the Office for National Statistics rent index rather than a median of what is advertised. By size, the area averages run about £690 for a one-bedroom, £880 for two bedrooms, £1,080 for three and £1,510 for four or more. All of it is Cornwall-wide with the coastal towns folded in, so use it as a county benchmark and not as a Roche quote.

Against that, household income here was modelled at about £41,500 gross, before tax, for the financial year to March 2023. It is a modelled figure for that year rather than a live one, but it is the reason the numbers above hold together: a £230,000 median is a price a working household can approach with a deposit and a mortgage, rather than a price that requires something to have been left to you.

For the sales that could be matched to an energy certificate's floor area, which is about 80% of them, the median sits at roughly £2,780 per square metre, on a typical floor area of 87 square metres. That is the figure to reach for when two houses carry the same asking price, because floor area is usually where the difference is hiding.

The bedroom mix from the 2021 census explains what is actually on the market. About 45% of homes have three bedrooms, 31% have two, 16% have four or more, and 8% have one. Three-bed family housing is the default setting here, and the one-bedroom end is thin enough that anyone hunting a small cheap unit is queuing for a very short list.

On price, Roche is one of the easier places in the county to get into at all, and value is the strongest card the village holds. The money here buys floor space rather than a postcode.
