About £420,000, though nobody in Redhill buys the median. Flats go for roughly a quarter of a million. Semis sit around half a million. Detached houses clear £700,000. The house type sets the bill, and the town name is along for the ride.
The Land Registry recorded 344 sales in Redhill in the year to May 2026, with a typical price of about £420,000. That figure is a midpoint between two different markets. The 119 flats sold went for about £250,000, the 76 terraces for around £424,000, the 104 semis for about £500,000 and the 45 detached houses for about £700,000. Estate agents quote the middle number because it flatters everybody. The flat buyer and the detached-house buyer are shopping in separate towns that happen to share a railway station.
Prices are barely moving. The official house price index for the area rose 1.7% in the twelve months to May 2026, and flats slipped 0.5% over the same year. Neither figure is worth a dinner-party anecdote. Anyone promising a quick flip on a Redhill flat is selling something other than the flat.
Council tax is mid-table. Band D is the most common band, and only about 11% of homes sit in the cheapest bands, A and B. A Band D bill comes to about £2,570 a year, which is the figure worth holding against your current one. Low running costs are not what the town sells.
Renters pay about £1,630 a month, which is the typical private rent across the Reigate and Banstead area as of April 2026, not a Redhill-only number. It is an average from the Office for National Statistics rent index rather than a median of advertised listings. By size, a one-bed averages about £1,140 a month, a two-bed about £1,480, a three-bed about £1,810 and four bedrooms or more about £2,550. The step from three bedrooms to four is where landlords stop being modest.
Local incomes help. Modelled gross household income, before tax, averaged about £73,000 across the area in the financial year to March 2023. At that level a flat is within reach for a working couple, and a terrace or semi is a stretch that needs a proper deposit behind it. A detached house is a second-income conversation, or a third.
Measured by space, Redhill costs about £5,260 per square metre, based on a typical floor area of 87 square metres. That median covers the 237 sales, about 69% of the total, that could be matched to an energy certificate's floor area, so it describes the sales that can be measured rather than every sale. Buyers who compare listings by bedroom count and ignore the floor plan end up paying for a third bedroom that fits a cot and a prayer.
The bedroom mix is balanced towards the middle. The 2021 Census puts about 17% of homes at one bedroom, 30% at two, 31% at three and 22% at four or more. Two- and three-bedroom homes are the bulk of what comes up, which is where most of the competition sits too.
Redhill's prices are middling for Surrey: flats are the accessible door in, and the houses charge commuter-belt rates without the commuter-belt postcard. Pick the property type first, and the budget will pick itself.
