Who lives in Rainham, London?

For anyone buying or renting in Rainham, London.

Rainham is mostly homeowning families. About seven in ten households own their home. The typical resident is in their late thirties. About a quarter have a degree and nearly as many have no qualifications at all. Rainham is a working suburb, not a commuter dormitory.

About 68% of households own their home. The rest are split almost exactly in half: about 15% rent privately and about 15% rent from the council or a housing association. Rainham is a place where people buy and stay, and the private landlords are a minority on most streets.

The median age is 38, and about 28% of residents are between 25 and 44. That puts most of the population in the years of mortgages, nurseries and school runs. Rainham doesn't have a big student population to bring the average down, and it doesn't have a big retired population to push it up either.

Gross household income, before tax, averaged about £71,500 in the financial year to March 2023, an Office for National Statistics model averaged across the five middle-layer areas covering Rainham. That income is usually spread over two earners, and it is calculated before tax, national insurance and the mortgage have been taken off.

Every population figure here comes from the 2021 census, which counted 33,458 people in 12,525 households. Couples with children make up about 21% of households and lone parents about 16%. One-person households are about 25%, and about 12% of all households are a pensioner living alone, a group counted within that 25%. Rainham's streets are a mix of families with children and older residents living alone, often in the same kind of semi.

About 26% of adults hold a degree, and about 23% have no formal qualifications. Only about 2% are full-time students. Rainham has both groups in similar numbers, which fits an area that grew up around factories, wharves and market gardens and then became a suburb. The nearest thing it has to a student scene is the sixth form at Harris Rainham, and that goes home at teatime.

At the census, about 84% of residents described their health as good or very good. In Havering as a whole, deaths from preventable causes run at a better rate than the England average, and smoking, at about 8% of adults, is about the same as the England rate. Those figures cover the whole borough, so they don't tell you about any particular street in Rainham.

The people of Rainham are an average mix: mostly families in owned semis, with a large share of pensioners living alone and a population split roughly evenly between degree holders and people with no qualifications.
