What do houses cost in Putney?

For anyone buying or renting in Putney.

A typical Putney sale goes through at about £600,000, and that figure mostly describes a flat. The houses cost a great deal more. A terrace runs to around £900,000. Prices have slipped over the past year. The dip is real, and it still leaves Putney a long way from cheap.

The Land Registry recorded 534 sales in Putney in the year to May 2026, at a typical price of about £602,500. Flats made up 356 of those sales and went for around £496,500. The 123 terraced houses sold for about £915,000, the 39 semi-detached houses for about £1,805,000 and the 16 detached houses for about £2,830,000. The jump from a terrace to a semi is where Putney stops being a London suburb and turns into a postcode people choose a school around.

The house price index for the area had average values down about 6% in the twelve months to May 2026, and flats on their own were down about 7%. That is a published fall over the year that has already happened, and it tells a buyer nothing about next year. What it does mean is that a seller quoting last spring's prices is quoting a market that has since moved. Flats make up most of what sells, so ask early for the lease length and the last few years of service charges, which can move the real cost of a flat more than a year of price drift.

Council tax is most often Band D, and only about 16% of homes fall in the two cheapest bands. Wandsworth charges about £1,028 a year for Band D. It is the only line in a Putney household budget that looks as if it came from somewhere cheaper.

Across the Wandsworth area, private rents averaged about £2,600 a month in April 2026, according to the Office for National Statistics' rental index, which is a mean across the borough and does not describe Putney alone. By size, the borough averaged about £1,910 for a one-bedroom home, £2,428 for two bedrooms, £2,772 for three and £3,788 for four or more. A two-bed flat in Putney costs a tenant about the same every month whether the owner bought it last year or twenty years ago, and only one of those owners is smiling.

The Office for National Statistics modelled average household income in Putney at about £86,900 for the financial year to March 2023. That figure is gross, before tax, and it is now a few years old. Even on an income like that, a flat at around £500,000 is a stretch, and a terrace is beyond most households without serious family money or equity from a previous sale.

Of the sales that could be matched to an energy certificate's floor area, roughly half of the year's total, the median price was about £8,700 per square metre, and the typical floor area behind those sales was about 96 square metres. That rate is what the space costs here, before anyone mentions the river or the heath.

At the 2021 census, about 21% of Putney's homes had one bedroom, 36% had two, 23% had three and 21% had four or more. Two bedrooms is the most common shape, which matches the flats that dominate the sales and the floor area they come with.

Putney is expensive for what most buyers can reach, and the past year's fall has trimmed the price without making it affordable. Buyers on a budget get a two-bed flat. A house needs family money.
