What do houses cost in Princes Risborough?

For anyone buying or renting in Princes Risborough.

The typical home in Princes Risborough sells for about £470,000, which is what a family semi costs here. Detached houses go for about £700,000. Flats go for about £240,000. Most homes have three bedrooms or more. It is expensive in the way a good pair of walking boots is expensive: nobody gasps at the price, and nobody calls it a bargain either.

The Land Registry recorded 96 sales in the year to late May 2026, with a median price of £467,500. By property type, semi-detached houses had a typical price of about £480,000 and detached houses about £700,000, with 31 sales of each. Terraces sold for around £405,000 across 13 sales and flats for around £240,000 across 21. Detached and semi-detached houses make up nearly two-thirds of what changed hands, and that is the market the town actually runs. The terraced end is thin, with 13 sales all year, so a buyer chasing one is relying on luck as much as budget.

The UK House Price Index for the area put the average price up 2.8% in the twelve months to May 2026, with flats up only 0.4%. Both are small moves. Flats in particular have barely changed, so anyone selling one as a fast-growing investment is selling the brochure.

Band D is the most common council-tax band, and only about 6% of homes are in bands A or B. A band D home costs about £2,527 a year. Band D is the most common band in town because most of the houses are middling family homes. The cheap bands are close to empty for the same reason.

Buckinghamshire as a whole had a typical private rent of about £1,470 a month in April 2026, up 5% on the year. That is a mean from the Office for National Statistics rent index across the whole council area, not a median of local listings. By size, the county averages were about £1,030 a month for one bedroom, £1,310 for two, £1,600 for three and £2,360 for four or more. No studio or room figures are published. On those county averages, anyone renting while they save is covering somebody else's mortgage on the way to their own.

The Office for National Statistics models median gross household income, before tax, at about £72,000 for the financial year to March 2023, averaged across the three neighbourhood areas around the town. That income is high, and it still leaves a typical sale here a serious stretch for one household, though much less so for a couple who both earn. The figure is three years old and modelled, so a buyer's own payslip is the better guide.

Of the sales that could be matched to an energy certificate's floor area, about 70% of them, the median price was about £5,300 per square metre, on a typical floor area of 91 square metres. The certificate on a specific house gives its floor area, so a buyer can set the asking price against that median before agreeing to anything. The square metres are the part of a listing that cannot be lit or staged.

At the 2021 Census about 11% of households had one bedroom, 23% two, 37% three and 30% four or more. That is a town built for families who intend to stay, and the floor area of a typical sale matches it: a solid three-bedroom house, not a mansion and not a starter flat.

Prices here are middling. They are a fair price for a family house in this county, and a hard first step for anyone buying alone.
